      This authentic Savoyard barn, near the ski resort of St Martin de Belleville, has stone walls and wonderful wooden beams and is situated in a sunny spot on the edge of a tiny, traditional mountain village. It has been divided into 4 and this is the last quater that is now for sale. Located at the end of a no-through road in a quiet, tranquil spot, this barn has potential to become an ideal family holiday home either for personal use or/and to rent out in both the winter and summer seasons. There is planning permission in place for a 4 bedroom house with the plans available for the new owners to work from.


      The barn is packed with features; the little smoking room, where the previous owners used to smoke their fish and meat to last them through the winter; the vaulted voute under the barn still has the old cattle feeder in it and could be renovated as a separate studio or be included into the main living space. The wonderful old wood that makes up the upper walls could be reused in the renovation in keeping with the traditional look of the village, and the stone walls, almost a metre thick at the base and can be kept within the new build. Planning allows for balconies overlooking the garden which would catch the mid-day and afternoon sun. The garden climbs up behind the barn and has potential for a great BBQ area and, except for the occasional passing walker, is private and peaceful. There is also a small area of land close to the stream which was traditionally used for vegetables.


      The village is brimming with character, boasting its own museum, old chapel and a private apple press. As a huge bonus you have the vast Three Valley ski region, the largest in Europe, just a few minutes’ drive away, and the resorts are open in summer as well as winter providing a wide range of activities alongside a state of the art ski area. It will make a great ski base and takes about 6 to 8 minutes to drive up to the free car park near the 8 man gondola which whisks you up to meet St Martin 2 which takes you up to the ridge between the Belleville and Meribel Valley. From here you can ski over to Meribel – Mottaret Valley or ski to the lifts Teppes or Granges which lead to les Menuires, Val Thorens or again the Meribel Valley. You can, if you’re up for a challenge ski back to the village – Start from St Martin de Belleville ski into Val Thorens and over into the Orelle station in the Maurienne Valley, catch a bus /taxi to Longchamp 1650 which links into Valmorel then from the top of Valmorel admire the views of the Trois Vallées and beyond before skiing of-piste back to the village ..... oh, I’d recommend you take a guide!


      This is a fantastic spot for nature lovers, just step out of your door straight onto some of the best mountain walks available - from your door you can walk to Italy! Overall a great chance to own property in the heart of the French Alps and a wonderful opportunity to create your own dream home. Additional information PARKING & ACCESS: No problem to drive to door in summer although the roads are very narrow and the area directly outside the barn could be used for summer parking. In mid winter driving to the door would be unlikely in which case there are two nearby parking areas in the lower part of the village. Roads to the village are cleared and treated throughout the winter. PLANNING PERMISION: In place, sensible variations on the current plans should be permissible. TRAVEL: 20 mins from the valley floor and Moutiers where the TGV and snow train arrives. Under 2 hrs in normal traffic to Geneva Airport, Lyon and Grenoble airports and just over an hour from Chambery.

Based at 1400m and directly linked into the vast Three Valleys network by an 8 person gondola, St Martin de Belleville offers unlimited, world-class skiing. The village is picture perfect, unspoiled and authentic making St Martin de Belleville the perfect ski resort if you are looking for a taste of authentic France combined with state of the art skiing.

Clusters of traditional chalets and original Savoyard farmhouses are dominated by the close mountains with chamois and wild boars roaming free in the surrounding forests. St Martin was voted a “Top Ten Picture Postcard resort” for its pretty, traditional architecture and stunning Alpine scenery, it’s interesting to note that the commune have had the foresight to bury all the electric and phone cabling which means that not only does it have a clean uncluttered look, but you are unlikely to lose power when the snow hits!

As an added bonus Val Thorens, officially the highest resort in Europe is situated at the top of the valley offering great skiing from mid-November to mid-May. St Martin also has some of the best and clearest runs in the Three Valleys; with skiing for all levels back down to the village and red run Jerusalem a firm favourite with many, and the confidence inspiring off-piste powder fields have to be experienced to be believed.

In the height of summer during July and August the valley is host to walkers, nature lovers and adventure seekers who arrive to enjoy the traditional and less traditional mountain activities along with the colourful mountain meadows and beauty of the contrasting vibrant green against snow capped mountains. It is also a near neighbour to the Vanoise Park, a protected area of outstanding natural beauty.

St Martin de Belleville has a lower key nightlife than its glitzy neighbours. Having said that, the valley boasts two Michelin starred restaurants, one being situated three minutes from the village, the other in Val Thorens. St Martin itself has several friendly bars and restaurants which retain a mountain village atmosphere with prices to match. It seems ideal for ski and mountain lovers looking for an authentic atmosphere a little apart from the crowds, and out of season it still has life and enough year round residents to stop it feeling like a ghost town.
