    • Property Description

This is a really exciting prospect; a house that is habitable and yet has huge potential to develop into a superb ski chalet. This means that you could buy it now and live happily in it, although it is a bit rough round the edges, whilst slowly renovating or perhaps use a project manager to transform this into a wonderful dream home.

So here we have a mountain house with 4 bedrooms, with adjoining barn, located in a pretty village that you can ski back to via powder fields in good snow conditions and situated just 1km from the ski slopes and lifts of St Martin de Belleville in the Tree Valleys ski area........ and all this for 400,000€ ..........in the Three Valleys ski area! Let’s start with the grange; behind the house and adjoining it is a barn of approx 50m2 at the floor with the potential for 3 floors. This could be left as a stand alone conversion or integrated into the house; it is currently used for storage.

The barn is solidly built from stone with a large vault underneath which could be made into a really amazing space. The house was originally as one then divided into two so is a bit of a maze, and there are all sorts of interesting features such as the huge fireplace hidden behind a cupboard. At the moment it has 4 bedrooms, a bathroom, a kitchen, living / dining room, and a lounge .The house is about 40m2 on each of its three levels so there is plenty of scope to make this exactly as required or enjoy as is.

The village is part of the Belleville Valley community and has a friendly, lively atmosphere. Surrounded by mountains there is no shortage of things to do and places to see. There are walks aplenty leaving directly from the village and mountain biking is also a popular pursuit. The powder fields that lead into the village are really quite special, and it’s a real treat to ski back to your own village on these superb off-piste runs when conditions are good. The skiing here is of course superb being part of the Three Valleys, the largest ski area in Europe, and yet here in this small farming village you are part of a quieter way of life. This is an all year round community and people take pride in their homes and are welcoming to newcomers.

In summary; a barn and house to renovate for sale near ski resort with enormous potential.

SAINT MARTIN DE BELLEVILLE

Resort Description

Based at 1400m and directly linked into the vast Three Valleys network by an 8 person gondola, St Martin de Belleville offers unlimited, world-class skiing. The village is picture perfect, unspoiled and authentic making St Martin de Belleville the perfect ski resort if you are looking for a taste of authentic France combined with state of the art skiing.

Clusters of traditional chalets and original Savoyard farmhouses are dominated by the close mountains with chamois and wild boars roaming free in the surrounding forests. St Martin was voted a “Top Ten Picture Postcard resort” for its pretty, traditional architecture and stunning Alpine scenery, it’s interesting to note that the commune have had the foresight to bury all the electric and phone cabling which means that not only does it have a clean uncluttered look, but you are unlikely to lose power when the snow hits!

As an added bonus Val Thorens, officially the highest resort in Europe is situated at the top of the valley offering great skiing from mid-November to mid-May. St Martin also has some of the best and clearest runs in the Three Valleys; with skiing for all levels back down to the village and red run Jerusalem a firm favourite with many, and the confidence inspiring off-piste powder fields have to be experienced to be believed.

In the height of summer during July and August the valley is host to walkers, nature lovers and adventure seekers who arrive to enjoy the traditional and less traditional mountain activities along with the colourful mountain meadows and beauty of the contrasting vibrant green against snow capped mountains. It is also a near neighbour to the Vanoise Park, a protected area of outstanding natural beauty.

St Martin de Belleville has a lower key nightlife than its glitzy neighbours. Having said that, the valley boasts two Michelin starred restaurants, one being situated three minutes from the village, the other in Val Thorens. St Martin itself has several friendly bars and restaurants which retain a mountain village atmosphere with prices to match. It seems ideal for ski and mountain lovers looking for an authentic atmosphere a little apart from the crowds, and out of season it still has life and enough year round residents to stop it feeling like a ghost town.
