Bright and spacious with lovely outlook across the valley and mountains with gardens, terraces and balcony to soak up après-ski sunshine. Only 5kms to the amenities and facilities that Bourg Saint Maurice has to offer and access to Les Arcs and the Paradiski ski area via the Arc en Ciel funicular. Les Ecudets chairlift is around 5 minutes drive the other direction which whisks you up to La Rosiere which is linked to the Italian ski resort of La Thuile on the San Bernardo ski area. Two great ski areas to explore on your doorstep and not forgetting Val d’Isere, Tignes and Ste-Foy en Tarentaise between 20 and 30 minutes drive.
Situated in Seez, this spacious and bright 4 bedroom family chalet has open views at the rear across the fields towards the mountains and you can even ski back to rear of the property from La Rosiere via the blue piste “Villard Dessous”. There is a large garden at the front of the property and a private driveway and parking to the side and a large double garage at the end of the drive (attached to chalet and accessible from the ground floor).
The ground floor is where you will find an entrance hall with space for your ski jackets, boots and hats with a small seating area. Skis and snowboards can be stored in the large double garage which is just through a door off the hall. A laundry/utility room and down the hallway are two bedrooms and a shower room with washbasin and WC.
The first bedroom is a large double with plenty of space for dressing table or desk. There are built in wardrobes and also double doors out on to the terrace, directly to the garden. The second bedroom, again, is double and has built-in wardrobes.
Upstairs to the first floor to a reception hallway which has a WC with washbasin and access to the kitchen, living room and the staircase to the top floor. The large family kitchen is fitted and has all the usual appliances with a breakfast bar area at one end. This is a great sized kitchen and there is space for a central table, island or food preparation area. Walk through to the dining room which looks out over the garden and has double terrace doors to the large balcony which extends around the entire front of the house.
The living room can be accessed through the dining room or the hallway. It has a large character fireplace with chimney and two sets of double doors out on to the balcony. There is an office or study room at the end of the living room, which could even be made in to a 5th bedroom if you so chose.
On the top floor there are two large double bedrooms both with built-in wardrobes in the eaves making excellent use of space. The master is en-suite with full sized bath and over-head shower, WC, bidet and hand basin. This bedroom also has a balcony, facing south overlooking the garden giving a magnificent view over the valley and mountains.
There is a separate guest bathroom with a full sized bath, WC, bidet and hand basin. Finally, there is a clever cupboard which is off the hallway and runs behind the bathroom under the eaves. It is currently used as a linen cupboard and has good storage space.
All the rooms are very light and airy. The light floods through the large double doors and windows and as the property is facing south it gets the sun for the full day. There are neighbouring chalets but they are not too close and in no way impede on the views or the sunshine! The chalet is in excellent condition being only 21 years old and although is perfectly habitable it is perhaps in need of the décor bringing up to date.
Seez is a few minutes outside of Bourg Saint Maurice and is a sunny, south facing, friendly village with a few shops, services and conveniently is on the free ski-bus route up to La Rosiere. There are some nice bars and restaurants in the village and a good school. It is also home to a wonderful bakery that has a wood-fired oven – the most tasty baguettes and croissants from here!
Situated on the Col du Petit St Bernard, the road up the mountain will take you as far as La Rosiere ski station in winter and during the summer months, when the snow has melted, the pass opens up making it possible to drive to Italy (this same road is a piste in the winter – you will ski past the road signs and barriers!). The Col is also a big draw to road cyclists in the summer eager to take on the challenging ascent. The Espace San Bernardo has over 150kms of linked skiing and is popular with families. In comparison to other major resorts in the area it is much quieter and less expensive. Due to its location, La Rosiere, is susceptible to immense snow-fall – in fact the highest levels fall here in this region. It is a south facing resort so benefits from sun all day long. The resort has developed considerably over the last few years and there are new facilities to entertain young and old, skiers and non-skiers. The new ice-rink and bowling alley are always very popular and you can meet the Saint Bernard rescue dogs (made famous with their brandy filled barrels strapped to their collars!) Complete with lovely local restaurants and some fun, fashionable bars to be seen in, La Rosiere is really a resort to watch!

La Rosiere is nestled in a forest on the French/Italian Border, it is linked with the Italian resort of la Thuile and offers an international ski area of 150km. This welcoming resort is south facing with a mix of traditional and modern chalet style buildings. With wide, long, downhill pistes which cut through the forest, the skiing in La Rosiere suits all levels, making it a great place for families. Thrill seekers may want to try the resorts famed heli skiing trips. Or if that doesn't appeal you could always experience the huge range of outdoor activities on offer, including dog sledging, paragliding or take a helicopter ride and enjoy the impressive mountain scenery. La Rosiere's apres ski centres around its local restaurants which offer a variety of meals including the mouthwatering tartiflette, a Savoyarde dish made with bacon, cheese, cream, and white wine a delicious, calorific catastrophe ! Early evenings can be spent relaxing in the local piano or wine bar. The Eurostar offers a regular service to Bourg Saint Maurice, a town situated at the foot of La Rosiere, from here a taxi transfer can be arranged. Local Airports include Lyon (approx 140km ), Geneva (130km), Chambery (80km), Grenoble (120km).
