The development concerned here is approximately 5 years old and the current owners bought the property off-plan. It is on the top floor and is one of only two apartments in the whole building with an open-fire and chimney. Being in the eaves of the building, the apartment benefits from full height ceilings in the kitchen/dining, living and hallway areas, which give the apartment a really light, bright and airy, spacious feeling.
Enter the apartment in to the hallway and kitchen/dining area and the living area beyond that. This living area is all open plan and you can see straight through the double balcony doors. The kitchen is fully equipped with dishwasher, fridge/freezer, oven, microwave and 4 plate electric hob. The dining area divides the kitchen and living room, which is centred around a lovely wood burning fire-place. The chimney and hearth are clad with stones and is a very pretty feature – not to mention warm and cosy!
The balcony is accessed through wide, open, double doors and is a great size with plenty of room for outside dining in the sunshine. The views are outstanding – uninterrupted and taking in a breathtaking view towards Belvarde in Val d’Isere and across to Ste Foy Tarentaise. You will get the most beautiful sunsets from here!
Towards the other end of the apartment you will find two bedrooms – the first is a twin with built-in wardrobes and a velux window. The master double has its own en-suite shower room with handbasin. Again there are built-ins and a velux window letting light flood in. There is a modern and contemporary bathroom with a stylish granite and wooden washbasin unit, a full sized bath with overhead shower, fashionably towel-warmer radiator and even a wall-mounted hairdryer! The WC is separate in the hallway and also some large storage cupboards.
The apartment is in perfect condition being maintained as part of the contract – any problems with the dishwasher or the door handle breaks just call reception and the concierge will organise repair for you, simple!
A ski locker and a cave come with the apartment. The cave is completely private and you can store your personal effects there, there is plenty of space for skiing equipment, cycles or a BBQ. Finally there is a wide parking bay in the underground garage.
The development consists of a 7 separate chalet style blocks with a communal spa, swimming pool, gymnasium, reception/lounge and laundry area central to all. The facilities are open to you as part of ownership, but you will have to pay for extras such as treatments at the salon.
As a holiday tourist residence you are assured of a good rental return on your investment – around 3.5% - and the management company deal with all lettings and care of your apartment. The agreement is set up so that you get 3 weeks – 1 week each in high, medium and low season. You can gain weeks by swapping a high season to a low season, in which case you would be given an extra week. You could potentially get 6 weeks if you choose your weeks at off-peak dates!
La Rosiere is situated 30 minutes drive up the mountain from Bourg Saint Maurice. It faces due south and is usually exceptionally sunny! The position of the resort and its proximity to Italy means La Rosiere gets huge snowfalls from the weather systems coming up from the south. It has gained a reputation for being a perfect family resort due to its facilities for children and the activities on offer whilst prices are still consistently less than the other major resorts in the area from lift passes to pizzas on the mountain. The ski area is linked with La Thuile in the Aoste Valley of Italy making it the only international ski area in Savoie. The resort has been developed lately and the Les Eucherts area where the apartment lies has restaurants and bars galore, ice-skating and bowling and many shops for food, souvenirs or clothes. You can also ski straight from the apartment down to the fast lift out of the village.
You can access La Rosiere from Geneva, Lyon or Grenoble airports, which are all a 2 hour transfer, or Chambery has regular flights from the UK during the winter season which is around 1 hour transfer. The Eurostar and regular TGV services come in to the station at Bourg Saint Maurice which is about 30 minutes by car.
