Property Description

This chalet has undergone much renovation and could equally be a large family home in the mountains or be a base for a catered chalet operation. It currently earns an income by being rented on a self catered basis to a, mainly French ,clientele. The accommodation is spacious (approx 240m2) and there is HUGE POTENTIAL to develop the cave which runs under the chalet into a separate (approx 50m2) apartment that could be rented out or provide owner/staff accommodation. The chalet is situated just below the main La Plagne high altitude resorts in the Hameau La Roche (1600m) which some of you will know as home to the Olympic Bobsleigh run, the only one in France. The new 6 man La Roche chairlift is only a minute or so away and scoots you up to over 2000m in a matter of minutes. From the top you can turn back on yourself to explore the wooded slopes above Montalbert or ski the wide-open pistes above Aime 2000; turning left towards Plagne 1800 and Plagne centre offers access to the rest of La Plagne. A wide red run and an easier blue run lead back to the bottom of the chairlift where a bar/restaurant, ski shop and lift pass office has been built—super convenient.

In total La Plagne offers some 225 km. of piste with something for everybody. Factor in the Vanoise Express cable car link to Les Arcs and the joint PARADISKI ski area offers a whopping 425 km. of piste—one of the world’s great ski areas.

The chalet accommodation is on two levels. Entering on the ground floor there is a large, open plan living area with lounge, dining area and open plan kitchen. The kitchen is equipped with microwave, dishwasher,4 ring ceramic hob, fridge and oven and features a small breakfast bar. The dining table seats 10/12 people--this is a spacious living area.. Also on the ground floor are a separate WC, a bathroom with twin sinks and shower cubicle and 3 double/twin bedrooms one of which has an en suite bathroom with WC, washbasin and bath.

Wooden stairs lead up to the first floor where there is a large mezzanine with sofa, a further bathroom with WC, washbasin and shower and a further two bedrooms both of which are double/twin in size. Between these two bedrooms there is a small sitting area.

The BIG BONUS is the cave that runs under the chalet. There is HUGE POTENTIAL to develop this area, perhaps into a separate apartment.

The chalet has a balcony offering views over the two garden areas with a stream running past the garden. There is a cleared outside parking area some 20m away from the chalet.

La Roche has been transformed by the new chairlift, which offers fast access to high altitude La Plagne. It is a quiet village but has a bar/restaurant in the village as well as the one at the foot of the chairlift. It is only a short drive to Plagne 1800 and Plagne Centre for a large choice of bars, restaurants and shops.

La Plagne

Resort Description

La Plagne is one of France’s largest and most popular ski resorts. It is also extremely popular with British skiers and boarders who make up around 35% of the visitors to this great resort. With some 225 km. of piste, continual upgrading of the lift facilities and slopes for all standards of skier there is something for everybody. If this is not enough for you the amazing Vanoise Express double decker gondola link to Les Arcs opens up another 200km. of slopes. The joint La Plagne, Les Arcs, PARADISKI ski domain is one of the world’s truly great fully linked ski areas. La Plagne is not just one resort but a collection of ski villages, 6 at high altitude and 4 further down the mountain, each with their own shops, restaurants, bars and ski schools. At high altitude the 6 villages are; Aime La Plagne (2100m),Belle Plagne(2050m),Plagne Villages/Soleil(2050m),Plagne Bellecote(1930m),Plagne Centre(1970m) and Plagne 1800(1800m). Of these the pitched roof chalet style of Belle Plagne, Plagne Villages/Soleil and Plagne 1800 are the most attractive to British eyes. However the other three are not without their fans and offer ski in ski out convenience and some great value accommodation. The original la Plagne, Plagne Centre, is undergoing a considerable facelift and next year work begins on the indoor shopping and restaurant areas. Lower down the mountain there are more traditional villages. Les Coches at 1450 m has been purpose built in a pleasing chalet style and recent lift improvements have transformed access to the higher slopes. Champagny en Vanoise (1250m) and, in particular, Montchavin(1250m) and Montalbert(1350m) have retained their rustic farming charm and have a strong following amongst British clients. Between them the villages of La Plagne offer something for everyone. There are wide, cruising blue slopes for the less confident or those “hot chocolate” skiers amongst you with tough blacks and a wealth of off piste for the stronger /more adventurous skier. Boarders have not been forgotten with a variety of Terrain parks on offer. Accommodation varies from simple, great value, ski in ski out studios and apartments to luxury new build apartments and chalets.
