Excellent value for money for this 4-bedroom chalet with the possibility of a 5th. With some 185 sq. m of habitable space, an outside terrace of 90 sq. m, a garden—with fishpond!!! --and only minutes from the nearest lift,  it offers  a lot of accommodation for the money.


NB; please look beyond the internal pictures, as the somewhat “cluttered” style at the moment—very Savoyarde—does not do the accommodation justice.


The chalet has a garage, internal access to the chalet and plenty of storage/workshop space.


Situated in the village of La Roche, home to the Olympic Bobsleigh run it is less than a minutes drive to the 6 man La Roche chairlift that allows you to access all of high altitude La Plagne. You can ski to the lift through the village and it is an approx 5-minute walk back.  A blue run and a red run come down to the chairlift; alternatively you can ski off piste from the top of Mont St Jacques down to La Roche—awesome. It is a 5-10 minute drive to Plagne 1800/Plagne Centre for a huge choice of shops, bars and restaurants as well as a further choice of lifts.


NB;;  put this chalet in Plagne 1800 or another resort and it could easily be another couple of hundred thousand euros.


 


The garage/workshop area has its own outside door and provides plenty of space for skis, bikes etc.  The storage tanks for the fuel heating system are down here as well. Walking through you come to a room currently being used as an office space; this could easily be a further bedroom especially as there is a separate WC and a shower room on this level as well. Flooring is either tiles or laminate.


There is a spacious fitted kitchen (18 sq. m) and you walk through to a cosy lounge that has a fireplace and its own bar! There is a dining room and a further small lounge/ sitting area..


Moving upstairs there is a spacious bathroom with sunken bath and a separate WC. There are 4 bedrooms of 17,16,12 and 9 sq. m. Three of these are clearly double/twin size whilst the smallest currently has a set of bunk beds and a single bed. All the bedrooms, apart from one, have their own balcony. There is also a small dressing room on this floor.


 


Please note; the current owner is a general builder and informs us that it would be possible to develop a small chalet within the grounds; he would be happy to assist with this and discuss planning permission etc –could be very interesting.


 


The New La Roche chairlift offers fast access to all of high altitude La Plagne finishing just above Aime 2000. From here you can turn back on yourself and ski through the trees towards Montalbert, play around on the wide open slopes above Aime 2000 or head towards Plagne 1800 and Plagne Centre to access the rest of La Plagne. Of course the incredible Vanoise Express link to Les Arcs means that a total of 425 km of piste are available in the joint La Plagne, Les Arcs, Paradiski ski area..


La Roche is developing as a village. Situated at 1600 m it is snowsure whilst snow cannons help maintain the pistes  As well as the original bar/restaurant/chambre d’hote in the village a new bar/restaurant/ski hire/lift pass development has been built at the  foot of the slopes at the bottom of the chairlift. There is an excellent outside terrace that I can personally recommend!..


 


Travel Info;


By air; the nearest airports are Chambery, Geneva, Grenoble, and Lyon.


BY rail; the nearest station is at Aime down in the valley . Regular buses run to La Plagne; it is some 20 minutes  by car/taxi to La Roche.


Self-drive; it is an approx 10 hour drive from the main channel ports.

Resort Description

La Plagne is one of France’s largest and most popular ski resorts. It is also extremely popular with British skiers and boarders who make up around 35% of the visitors to this great resort. With some 225 km. of piste, continual upgrading of the lift facilities and slopes for all standards of skier there is something for everybody. If this is not enough for you the amazing Vanoise Express double decker gondola link to Les Arcs opens up another 200km. of slopes. The joint La Plagne, Les Arcs, PARADISKI ski domain is one of the world’s truly great fully linked ski areas. La Plagne is not just one resort but a collection of ski villages, 6 at high altitude and 4 further down the mountain, each with their own shops, restaurants, bars and ski schools. At high altitude the 6 villages are; Aime La Plagne (2100m),Belle Plagne(2050m),Plagne Villages/Soleil(2050m),Plagne Bellecote(1930m),Plagne Centre(1970m) and Plagne 1800(1800m). Of these the pitched roof chalet style of Belle Plagne, Plagne Villages/Soleil and Plagne 1800 are the most attractive to British eyes. However the other three are not without their fans and offer ski in ski out convenience and some great value accommodation. The original la Plagne, Plagne Centre, is undergoing a considerable facelift and next year work begins on the indoor shopping and restaurant areas. Lower down the mountain there are more traditional villages. Les Coches at 1450 m has been purpose built in a pleasing chalet style and recent lift improvements have transformed access to the higher slopes. Champagny en Vanoise (1250m) and, in particular, Montchavin(1250m) and Montalbert(1350m) have retained their rustic farming charm and have a strong following amongst British clients. Between them the villages of La Plagne offer something for everyone. There are wide, cruising blue slopes for the less confident or those “hot chocolate” skiers amongst you with tough blacks and a wealth of off piste for the stronger /more adventurous skier. Boarders have not been forgotten with a variety of Terrain parks on offer. Accommodation varies from simple, great value, ski in ski out studios and apartments to luxury new build apartments and chalets.
