The main entrance is located at the rear of the property, down a private driveway. The door leads directly into the entrance hallway and spectacular living space with high, vaulted ceilings, overlooking which is a mezzanine level with a curved balcony which is bright and airy courtesy of windows to the east and west in addition to 2 skylights. The main triple aspect living space includes two sets of huge glass doors leading out onto the large south-west facing terrace also benefits from a large fireplace in the corner lounge and a dining area with space to accommodate at least 10 people. There is also the added benefit of under-floor heating in this room. Also on this level is the kitchen, and master bedroom with ensuite shower room and access to a private west-facing balcony.

Between entrance level and the ground floor below, is access to the garage, which at the moment houses laundry equipment and serves as a storage space for skis etc. The garage is currently not accessible for cars.

On the ground floor of the chalet are a further 5 bedrooms. 3 of these are conventional doubles, 2 of which have access to the lower balcony. The final two bedrooms are long and thin; one currently houses 4 bunk beds and is accessible through a good sized playroom which currently has built in storage along one side whilst the other is a twin room. All of these bedrooms are served by a family bathroom with bathtub, toilet and sink. Although the current layout of this level is slightly unconventional, it should not be too difficult to modify.

Very rarely does a property in such a private location in Méribel come on the market. Not only does this property enjoy unimpeded panoramic views, but it is also just a short walk to the many facilities, bars and restaurants in the centre of Méribel. 15 minutes by foot or a short walk and 2 minute bus journey away is La Chaudanne, where Méribel’s main ski lifts are located, linking Méribel with the vast ski domain of the Three Valley.

This Chalet currently has a habitable floor area of approximately 205m2. It is situated on a site of 765m2. The zoning for this area has a COS of 0.3 allowing approximately 230m2 of habitable space (garages are not included in m2 and could be added) So it appears there is possibility for a small increase in habitable area as is. However if an extension is undertaken and the entire building is upgraded to meet the energy performance criteria of "haute performance énergétique" HPE it maybe possible that the habitable area can be increased by up to 30%. Theoretically it would be possible to increase the size of the Chalet to almost 300m2 assuming the new building meets the boundary set backs, height requirements, etc which it should be able to do. This does not include underground work which can be done over and above the HPE.

Three Valleys Ski Area

A beautiful place all year with highly defined seasons and quiet and tranquil out of the ski season when the crowds have gone home, and then suddenly once again each winter the mountains of the Three Valleys come alive with people enjoying this vast ski area..... the largest linked skiing in the world.

The Three Valleys ski domain provides more than 600km of runs and probably the same again off-piste. In fact it should now be called the Four Valleys with the link into Orelle (Maurienne Valley) which can be accessed by ski from Val Thorens. This has also opened up some extraordinary off-piste runs. The Three Valleys provides direct links between the ski resorts of St Martin de Belleville, Les Menuires, Val Thorens, Méribel, Mottaret, La Tania, Brides les Bains and the four Courchevel resorts, la Praz, 1550, 1650 and the world famous 1850 – and now Orelle, in the fourth valley - all under one ski pass offering on-piste skiing from 1300m all the way up to 3200m. As these figures show the Three Valleys ski area offers huge altitude differences favouring long run skiing.

It has an ultra efficient, state of the art ski lift system, quality piste preparation and a dense artificial snow making system (1920 snow cannons) complementing the excellent natural snow cover. However, if you are not a fan of downhill skiing or like some variety during your stay then you can also roam the domain at your leisure on foot, hiking along the marked trails, or using the pedestrian ski lift passes. Many trails have been created especially to enjoy the increasingly popular snowshoeing sport and to discover the valleys from a new perspective: flora, wildlife, monuments, and spectacular scenery.There are also many cross-country skiing tracks that are prepared and maintained each day. These allow you to take in the breathtaking scenery and provide the opportunity to appreciate the beauty of the mountains away from the pistes.

An interesting and wonderful area all year round, there is much more here than the snow sports.

Meribel Ski Resort

Méribel is one of most popular resorts in Europe for English-speaking skiers along with Courchevel and Val d’Isere.


Meribel is the central valley of the largest ski domain in the world, Les 3 Vallées.


With 600 km of groomed pistes, 85% of which are above 1800 metres, 25 accessible summits, 174 modern lifts and over 2090 snow cannons covering 43% of the ski area the statistics are impressive as is the skiing. However Méribel is much more than the 5 month winter ski season and an extended stay in summer or during the colours of autumn are needed to appreciate this.


The initial development of the ski resort in the late 1930’s was a British and French partnership and this acceptance of English speakers continues to this day. Méribel is now a much more diverse international community with a large percentage of residents or visitors speaking English as their main or second language.


The main village of Méribel is built on the eastern side of the valley between 1450 and 1700 metres and because of this it is surrounded by forests or grass & timbered slopes. The strict architectural codes of alpine sloping rooflines, timber and stone cladding compliments this setting and makes it one of, if not the most, attractive of all the large high altitude French ski resorts.


The other major “resort villages” are Méribel Mottaret (1750 m), Méribel Village (1400 m), Les Allues (1100m) and the spa town of Brides-Les-Bains (600 m) at the very bottom of the valley. There are many smaller villages or hamlets so the range of property covers all tastes from barn conversions & village houses through to ski apartments and super luxury ski in ski out chalets with private swimming pools. As well as the normal range of hotels, bars, restaurants & shops Méribel boasts a range of facilities and activities.


The Méribel Olympic Centre is home to a full size ice rink, indoor climbing wall, 25 metres indoor heated pool and water slide, conference centre, gymnasium and wellness centre of spa, steamrooms, etc.


There is a spectacular 18 hole Golf Course at 1700 metres and a huge range of other outdoor activities such as tennis, hiking, mountain biking, road cycling, paragliding, fishing, etc which are enjoyed in the warmer months. Méribel property is generally more expensive than other French resorts but not yet at the dizzy heights of Courchevel 1850 with perhaps the exception of a few of the most prestigious pockets.


As Méribel continues to become ever more popular with the big spenders of the world the strong capital growth experienced over many many years is likely to continue.
