Perched in perhaps the most privileged spot in the “Chalets du Gypse” development, which in itself is one of very few ski-in/ski-out properties in St Martin, this particular apartment sits under the eaves and projects out from the building, giving it fantastic, uninterrupted views. The residence also benefits from being the only one in the village with a (private) swimming pool in addition to excellent spa/gym facilities and large, immaculate reception area.
Set over 105 square metres, including some parts under 1.80m in height, this apartment is tastefully clad in traditional wood, has 3 bedrooms and 2 bathrooms (one of which is an en-suite off the main bedroom) and generates a healthy income in those weeks of the seasons (winter and summer) when the owners have chosen not to use it privately themselves. This rental contract is a new relationship with a management company called GSI who undertake the entire running of the apartment including marketing, selling of the available weeks and changeover (cleaning, linen etc.). For these services, they take a percentage of the rental income, with the rest going to the owners directly. This differs from a standard “leaseback” (Résidence de Tourisme, in French) agreement whereby the owners’ usage is restricted for a guaranteed rental return.
The apartment has a spacious feel with wide corridor areas and a wonderful open-plan kitchen/living/dining area that has incredible views out onto the piste and village. The sloped roof, coupled with good amounts of glazing really frames this view beautifully, with the local Cochet Mountain prominent in the views. The apartment is also blessed with a number of large velux roof windows to allow swathes of light into the property, and it is one of very few in this development with a fantastic stone and antique wood open fireplace. It is equipped with a large kitchen, with island unit and full size fan oven, rather than a French-style microwave oven, the present owner being a chef – another useful addition to the standard fittings and a rarity in the building.
Given its orientation, the property gets the sun throughout the afternoon and because it is right at the top of the village, it is one of the last spots that catch the afternoon/evening sun before it sets behind the mountains opposite.
The residence itself has been superbly maintained with the communal areas having a lovely homely but equally upmarket feel, and the pool/spa areas are both vast and pristine.

St Martin de Belleville is cementing its place among the most attractive places to own a ski property, given its authentic, all-year-round village feel, great range of restaurants and, most importantly, the easy access into the Three Valleys ski area – the world’s largest. The Belleville Valley (300km of pistes across St Martin, Les Menuires and Val Thorens) indeed covers half of the total ski area (600km of pistes including the resorts of Meribel and Courchevel) of the Three Valleys and with numerous off-piste itineraries, is a great place to base yourself. The village itself is sunny and traditional, pre-dating the skiing by centuries! There are many locals who live here all year round, both French families who have lived here for generations and a sizeable ex-pat community, meaning you can easily either dip in and out of the community whilst holidaying or live here permanently.
During the summer months, when the village erupts into a floral haven, there are many activities to be undertaken, from mountain biking to via ferrata to glorious mountain walks – suitable for all ages. Of course the road biking opportunities are almost endless too, and the valley is great for families with a variety of children’s activities. For accessing the village, Moutiers is just 20km down the mountain road and with it the TGV/Eurostar terminal (during the winter), and the airports of Geneva (143km) and Lyon (183km) Grenoble (180km) are also within striking distance (approx. 2 hours) as well as the seasonal winter airport of Chambery (100km) just over one hour.
Three Valleys Ski Area
A beautiful place all year with highly defined seasons and quiet and tranquil out of the ski season when the crowds have gone home, and then suddenly once again each winter the mountains of the Three Valleys come alive with people enjoying this vast ski area..... the largest linked skiing in the world.
The Three Valleys ski domain provides more than 600km of runs and probably the same again off-piste. In fact it should now be called the Four Valleys with the link into Orelle (Maurienne Valley) which can be accessed by ski from Val Thorens. This has also opened up some extraordinary off-piste runs. The Three Valleys provides direct links between the ski resorts of St Martin de Belleville, Les Menuires, Val Thorens, Méribel, Mottaret, La Tania, Brides les Bains and the four Courchevel resorts, la Praz, 1550, 1650 and the world famous 1850 – and now Orelle, in the fourth valley - all under one ski pass offering on-piste skiing from 1300m all the way up to 3200m. As these figures show the Three Valleys ski area offers huge altitude differences favouring long run skiing.
It has an ultra efficient, state of the art ski lift system, quality piste preparation and a dense artificial snow making system (1920 snow cannons) complementing the excellent natural snow cover. However, if you are not a fan of downhill skiing or like some variety during your stay then you can also roam the domain at your leisure on foot, hiking along the marked trails, or using the pedestrian ski lift passes. Many trails have been created especially to enjoy the increasingly popular snowshoeing sport and to discover the valleys from a new perspective: flora, wildlife, monuments, and spectacular scenery.There are also many cross-country skiing tracks that are prepared and maintained each day. These allow you to take in the breathtaking scenery and provide the opportunity to appreciate the beauty of the mountains away from the pistes.
An interesting and wonderful area all year round, there is much more here than the snow sports.
Saint Martin de Belleville Ski Resort
Based at 1400m and directly linked into the vast Three Valleys network by an 8 person gondola, St Martin de Belleville offers unlimited, world-class skiing.
The village is picture perfect, unspoiled and authentic making St Martin de Belleville the perfect ski resort if you are looking for a taste of authentic France combined with state of the art skiing. Clusters of traditional chalets and original Savoyard farmhouses are dominated by the close mountains with chamois and wild boars roaming free in the surrounding forests. St Martin was voted a “Top Ten Picture Postcard resort” for its pretty, traditional architecture and stunning Alpine scenery, it’s interesting to note that the commune have had the foresight to bury all the electric and phone cabling which means that not only does it have a clean uncluttered look, but you are unlikely to lose power when the snow hits!
As an added bonus Val Thorens, officially the highest resort in Europe is situated at the top of the valley offering great skiing from mid-November to mid-May. St Martin also has some of the best and clearest runs in the Three Valleys; with skiing for all levels back down to the village and red run Jerusalem a firm favourite with many, and the confidence inspiring off-piste powder fields have to be experienced to be believed. In the height of summer during July and August the valley is host to walkers, nature lovers and adventure seekers who arrive to enjoy the traditional and less traditional mountain activities along with the colourful mountain meadows and beauty of the contrasting vibrant green against snow capped mountains.
It is also a near neighbour to the Vanoise Park, a protected area of outstanding natural beauty. St Martin de Belleville has a lower key nightlife than its glitzy neighbours. Having said that, the valley boasts two Michelin starred restaurants, one being situated three minutes from the village, the other in Val Thorens. St Martin itself has several friendly bars and restaurants which retain a mountain village atmosphere with prices to match. This ski resort seems ideal for ski and mountain lovers looking for an authentic atmosphere a little apart from the crowds, and out of season it still has life and enough year round residents to stop it feeling like a ghost town.
