This is a very unusual purchase opportunity; two amazing chalets, both a little different, built to a high spec and currently run as a luxury ski base for discerning clients who like things more relaxed than the big resorts. Let’s start with the location; this property collection is based in a small hamlet just down from St Martin de Belleville. It takes about 8mins to drive to the free parking at the télécabine that is part of the huge Three Valleys ski system. The hamlet is completely French, very rural and amazingly quiet. Whilst the chalets are on the edge of the hamlet they are very private and not overlooked. The ski resort of St Martin de Belleville is extremely attractive with several restaurants two of which are really stand out. In fact one is a 2 star Michelin restaurant La Bouitte, a real treat after a hard days skiing. The valley is more rural that the neighbouring valleys of Meribel and Courchevel and all the more charming for it. At the top of the valley you have Val Thorens, the highest ski resort in Europe at 3200m. This means you’ll have an extended ski season as it opens mid-Nov and closes 2nd weekend in May normally and also the knowledge that at the end of the season if the snow starts to get a little slushy you have somewhere close to ski or drive to.


Back to the property.


The two chalets share an entrance but this could be separated with some thought.


Chalet 1, of 206m2 plus spa, has been designed as a traditional chalet but of course with all the modern luxuries you’d expect. It is laid out as follows;


Ground floor: Entrance. Large living area (51.70m2) with open plan fully equipped kitchen, large dining area, and cosy lounge area that focuses on the stone and wood central fireplace but also has direct access on to the 19m2 terrace allowing in lots of light. On this floor there is also an ensuite bedroom designed for wheelchair users ensuring that there is access for all to this beautiful chalet. In addition a separate WC.


First floor: 5 double rooms 2 with ensuite shower rooms (no WC), and one family bathroom (no WC) and two separate WCs. One of the ensuites also has access to a balcony.


Lastly we head back downstairs to the garden floor where you have a spa with Jacuzzi and hamman, shower and wc. Whilst each chalet has its own spa on this floor there is also a laundry, storage, boot room and ski store plus a very well equipped professional kitchen which is shared by both chalets.


Moving to the second chalet of approximately 227m2plus spa, this has a more contemporary take on chalet living with some great features. It is laid out as follows;


Ground floor: Entrance. Large open plan living area (56m2) with a split level TV area, modern kitchen and second seating area next to the amazing volcanic rock fireplace that holds the heat in the rock and access to the terrace of 19.5m2.


As in chalet 1 there is an ensuite bedroom designed for wheelchair users and an additional WC.


The first floor has 5 double bedrooms, two with ensuite shower rooms (no WC) and one large family bathroom with WC plus 2 further separate WCs. Two of the rooms have access to balconies.


Once more we move down to the garden floor where there is a spa with Jacuzzi and hamman plus the shared area with chalet 1.


Finally we reach the apartment of 40m2 on the garden floor. A very sunny spot with its own 15m2 terrace, it comes fully equipped with open plan lounge, dining and equipped kitchen. 2 bedrooms, 1 double and one single plus a shower room with WC.


So there you have it. Potentially the perfect ski purchase for two families or one huge one? Possibly the perfect purchase for a ski tour operator who wants to offer a different type of luxury service? Possibly the perfect purchase for someone looking to break into the catered ski chalet business in a rather spectacular way!


Getting to the chalet is easy. With Chambery airport 1hr30, Geneva airport, Lyon and Greoble all about 2hrs away. Plus the TGV/Eurostar arrive in Moutiers just 20mins away.

Based at 1400m and directly linked into the vast Three Valleys network by an 8 person gondola, St Martin de Belleville offers unlimited, world-class skiing. The village is picture perfect, unspoiled and authentic making St Martin de Belleville the perfect ski resort if you are looking for a taste of authentic France combined with state of the art skiing. Clusters of traditional chalets and original Savoyard farmhouses are dominated by the close mountains with chamois and wild boars roaming free in the surrounding forests. St Martin was voted a “Top Ten Picture Postcard resort” for its pretty, traditional architecture and stunning Alpine scenery, it’s interesting to note that the commune have had the foresight to bury all the electric and phone cabling which means that not only does it have a clean uncluttered look, but you are unlikely to lose power when the snow hits! As an added bonus Val Thorens, officially the highest resort in Europe is situated at the top of the valley offering great skiing from mid-November to mid-May. St Martin also has some of the best and clearest runs in the Three Valleys; with skiing for all levels back down to the village and red run Jerusalem a firm favourite with many, and the confidence inspiring off-piste powder fields have to be experienced to be believed. In the height of summer during July and August the valley is host to walkers, nature lovers and adventure seekers who arrive to enjoy the traditional and less traditional mountain activities along with the colourful mountain meadows and beauty of the contrasting vibrant green against snow capped mountains. It is also a near neighbour to the Vanoise Park, a protected area of outstanding natural beauty. St Martin de Belleville has a lower key nightlife than its glitzy neighbours. Having said that, the valley boasts two Michelin starred restaurants, one being situated three minutes from the village, the other in Val Thorens. St Martin itself has several friendly bars and restaurants which retain a mountain village atmosphere with prices to match. It seems ideal for ski and mountain lovers looking for an authentic atmosphere a little apart from the crowds, and out of season it still has life and enough year round residents to stop it feeling like a ghost town.
