Property Description

Situated in a very sought after satellite village just 1km from Saint Martin de Belleville in the 3 Valleys, this very spacious ski apartment with stunning views is part of a cluster of high-end chalets and apartments within a lovely environment. Built in 2008, this 3-bedroom apartment is situated on the ground floor of a large traditional style chalet with convenient underground parking.

The apartment is laid over two floors with the main living areas and bedrooms at ground level and an additional floor at basement level.

As you enter the apartment, there is a convenient closed entrance with plenty of hanging cupboard space. The living area is spacious and light with large French doors across the front with southwest facing views of the mountains. The living area incorporates a fully equipped kitchen with laundry/pantry room, a dining area and comfortable lounge with fireplace. All 3 bedrooms are of a very good size and each room has access to their own private bathrooms. Two of which are equipped with baths and the third with a shower. Two of the bedrooms have direct access onto the terrace with beautiful views of the local mountain scenery and peaks.

A true added bonus to this property is the large basement level, which offers an additional 55m2. This area currently comprises of a shower, separate toilet and two good-sized rooms. The original intended purpose of this area was to create a spa with a sauna as well as a ski room and cellar. This area is ripe for renovating into more useable space that could incorporate a future staircase to link directly with the apartment floor above.

The village is less than 1km from Saint Martin de Belleville and is easily accessible either using the local village bus service which shuttles you to the ski lifts or alternatively you can walk to the resort centre within 15 minutes. In the height of winter, it is also possible to ski back to the house via an off piste route. Currently used as a private ski property, the apartment could also be rented out to generate an income. This property offers a truly low maintenance, low cost turn key alpine home for both summer and winter use. The Belleville Valley is a fantastic area throughout the year with a variety of outdoor activities possible.

During the winter, you have access to the largest ski area in the world and throughout the rest of the year we have mountain biking, walking, tennis, archery, road biking, fishing, hiking, climbing, high line adventure parks, via ferrata’s, summer events and village fêtes. Saint Martin de Belleville is a charming village resort situated at an altitude of 1450m in the Belleville Valley along with Les Menuires at 1850m and Val Thorens at 2300m. The Belleville Valley resorts combined make up over 300km out of the 600km of ski slopes in the Three Valleys making it by far the largest valley with guaranteed skiing from the end of November to the end of April/beginning of May.

Three Valleys Ski Area

A beautiful place all year with highly defined seasons and quiet and tranquil out of the ski season when the crowds have gone home, and then suddenly once again each winter the mountains of the Three Valleys come alive with people enjoying this vast ski area..... the largest linked skiing in the world.

The Three Valleys ski domain provides more than 600km of runs and probably the same again off-piste. In fact it should now be called the Four Valleys with the link into Orelle (Maurienne Valley) which can be accessed by ski from Val Thorens. This has also opened up some extraordinary off-piste runs. The Three Valleys provides direct links between the ski resorts of St Martin de Belleville, Les Menuires, Val Thorens, Méribel, Mottaret, La Tania, Brides les Bains and the four Courchevel resorts, la Praz, 1550, 1650 and the world famous 1850 – and now Orelle, in the fourth valley - all under one ski pass offering on-piste skiing from 1300m all the way up to 3200m. As these figures show the Three Valleys ski area offers huge altitude differences favouring long run skiing.

It has an ultra efficient, state of the art ski lift system, quality piste preparation and a dense artificial snow making system (1920 snow cannons) complementing the excellent natural snow cover. However, if you are not a fan of downhill skiing or like some variety during your stay then you can also roam the domain at your leisure on foot, hiking along the marked trails, or using the pedestrian ski lift passes. Many trails have been created especially to enjoy the increasingly popular snowshoeing sport and to discover the valleys from a new perspective: flora, wildlife, monuments, and spectacular scenery. There are also many cross-country skiing tracks that are prepared and maintained each day. These allow you to take in the breathtaking scenery and provide the opportunity to appreciate the beauty of the mountains away from the pistes.

An interesting and wonderful area all year round, there is much more here than the snow sports.

Saint Martin de Belleville Ski Resort

Based at 1400m and directly linked into the vast Three Valleys network by an 8 person gondola, St Martin de Belleville offers unlimited, world-class skiing.

The village is picture perfect, unspoiled and authentic making St Martin de Belleville the perfect ski resort if you are looking for a taste of authentic France combined with state of the art skiing. Clusters of traditional chalets and original Savoyard farmhouses are dominated by the close mountains with chamois and wild boars roaming free in the surrounding forests. St Martin was voted a “Top Ten Picture Postcard resort” for its pretty, traditional architecture and stunning Alpine scenery, it’s interesting to note that the commune have had the foresight to bury all the electric and phone cabling which means that not only does it have a clean uncluttered look, but you are unlikely to lose power when the snow hits!

As an added bonus Val Thorens, officially the highest resort in Europe is situated at the top of the valley offering great skiing from mid-November to mid-May. St Martin also has some of the best and clearest runs in the Three Valleys; with skiing for all levels back down to the village and red run Jerusalem a firm favourite with many, and the confidence inspiring off-piste powder fields have to be experienced to be believed. In the height of summer during July and August the valley is host to walkers, nature lovers and adventure seekers who arrive to enjoy the traditional and less traditional mountain activities along with the colourful mountain meadows and beauty of the contrasting vibrant green against snow capped mountains.

It is also a near neighbour to the Vanoise Park, a protected area of outstanding natural beauty. St Martin de Belleville has a lower key nightlife than its glitzy neighbours. Having said that, the valley boasts two Michelin starred restaurants, one being situated three minutes from the village, the other in Val Thorens. St Martin itself has several friendly bars and restaurants which retain a mountain village atmosphere with prices to match. This ski resort seems ideal for ski and mountain lovers looking for an authentic atmosphere a little apart from the crowds, and out of season it still has life and enough year round residents to stop it feeling like a ghost town.
