This 38,2m² two-bedroom ski apartment with west facing balcony is situated in the very-well maintained development of Les Alpages de Reberty at 2000m in Les Menuires ski resort. The residence has direct piste access straight from your ski locker door and also provides great spa facilities. Co propriety charges are in the region of 2280€ per annum. The apartment itself is situated on the 2nd floor of the residence with lift access.
There is an entrance hallway leading to an open plan kitchen, dining and lounge area with a balcony. The first bedroom is equipped with a double bed and wardrobe hanging space on either side as well as an en-suite shower room with basin. The second bedroom is laid out as a twin bedroom with cupboard space, which has access to a separate bathroom with bathtub. There is also a sofa bed in the lounge area therefore the apartment comfortably sleeps 6 people. The property is nicely decorated in a Savoyard style and will be sold fully furnished as seen. It is important to note that the residence as a whole requires very little works as major works have already been undertaken in previous years with no major projects in the near future.
The residence reception area and spa are situated in the same building as the apartment therefore you are not required to go outside to reach the pool facilities which is a great advantage. The residence is complete with indoor swimming pool, sauna and hammam and the owner has free access to these facilities. The apartment is also sold with a private underground parking space, a ski locker and not one but two cellars for your personal belongings. Within the development there is also a supermarket, equipment rental and ski pass/ESF ski lesson offices.
Les Menuires ski resort is very well situated at an altitude of 1850m and is also one of the most accessible resorts in the Three Valleys. The resort offers a domain for all levels of skiing and also off piste itineraries. From the skier's point of view, Les Menuires offers mostly un crowded pistes and short queues at the chairlifts. You can also ski the 'Itinéraires du Soleil' (which roughly translated means 'the sunshine path'), all day long on south and west-facing slopes.
Another good point for many is the fact that in 2015 Les Menuires was voted Best Family Ski Resort and has maintained the ‘Famille Plus’ Label. The apartment has great potential as a rental property, and you should have no trouble filling most of the weeks during the winter season. Les Menuires is about 30 minutes’ drive from Moutiers (where the Eurostar / TGV from London and Paris stop). Chambery is about 1.5 hours away and Lyon and Geneva airports are about 2.5 hours away.
Three Valleys Ski Area
A beautiful place all year with highly defined seasons and quiet and tranquil out of the ski season when the crowds have gone home, and then suddenly once again each winter the mountains of the Three Valleys come alive with people enjoying this vast ski area..... the largest linked skiing in the world.
The Three Valleys ski domain provides more than 600km of runs and probably the same again off-piste. In fact it should now be called the Four Valleys with the link into Orelle (Maurienne Valley) which can be accessed by ski from Val Thorens. This has also opened up some extraordinary off-piste runs. The Three Valleys provides direct links between the ski resorts of St Martin de Belleville, Les Menuires, Val Thorens, Méribel, Mottaret, La Tania, Brides les Bains and the four Courchevel resorts, la Praz, 1550, 1650 and the world famous 1850 – and now Orelle, in the fourth valley - all under one ski pass offering on-piste skiing from 1300m all the way up to 3200m. As these figures show the Three Valleys ski area offers huge altitude differences favouring long run skiing.
It has an ultra efficient, state of the art ski lift system, quality piste preparation and a dense artificial snow making system (1920 snow cannons) complementing the excellent natural snow cover. However, if you are not a fan of downhill skiing or like some variety during your stay then you can also roam the domain at your leisure on foot, hiking along the marked trails, or using the pedestrian ski lift passes. Many trails have been created especially to enjoy the increasingly popular snowshoeing sport and to discover the valleys from a new perspective: flora, wildlife, monuments, and spectacular scenery.There are also many cross-country skiing tracks that are prepared and maintained each day. These allow you to take in the breathtaking scenery and provide the opportunity to appreciate the beauty of the mountains away from the pistes.
An interesting and wonderful area all year round, there is much more here than the snow sports.
Les Menuires Ski Resort
Les Menuires is a superb ski base for ski and board lovers of all levels and tastes. For a long time it was known as the bargain basement of the Three Valleys and there’s nothing wrong with that. Well nothing except the buildings thrown up to house the staff for the winter Olympics were all concrete blocks and felt ugly when compared to little wood and stone chalets. This created a reluctance to buy here by anyone looking for something more than just a ski base.
Increasingly however, with lovely new chalets and developments going that are good quality and in the Savoyard stone and wood style, more people are looking here as a good place to find a well priced ski property - and with the 600kms of the Three Valley pistes accessed from your doorstep that has to make sense.
Its big selling point has always been its superb location for skiers. Situated at 1800 with Val Thorens, the highest ski resort in Europe just up the valley, and linking directly into the skiing of the Meribel, Courchevel and Orelle valleys. The Belleville valley in its own right out classes most ski resorts both on marked pistes available to ski and the incredible network of lifts and mountain restaurants. Because of its great skiing and sensibly priced activities it has become a popular resort for those buying to rent as the ski rental business here has proved to be very strong and consistent. Due to this in 2008/09 when other resorts were losing money due to the crunch Les Menuires actually increased its visitors.
There is a lot of ski in / ski out property from which all areas of the Three Valleys are easily accessed, and don’t forget its local slopes are some of the best for good skiers: challenging, usually with good snow, and rarely used by visitors from the other valleys especially La Masse a wonderful area that allows access to some great slopes as well as stunning off-piste runs. That said there is something for every level of skier and non-skiers are not left out with many activities both exiting and relaxing available.
The long term investment by the council to improve and upgrade the resort plus a decent range of shops, restaurants, bars and a good quality gym and spa makes this resort worth a look for the keen skier who likes to get value for money.
