Property Description

Well sized apartment of 106.65m2 with stunning master bedroom and huge open plan living area with views, sunshine, open chimney.

Situated in the pretty mountain village ski resort of St Martin de Belleville this is a quality development which will be started summer 2011. The first stage of the development has already been built and 10 out of the 12 apartments are sold. The apartment also comes with a garage, ski locker and store room plus there is a communal pool (the game) room, gym and rest room.

This is a duplex apartment with the entrance being on the 3rd floor of the building. Enter into a corridor with hanging space off which is the first double bedroom with Italian shower room. Further along the corridor is the second bedroom with ensuite shower room. There is a separate WC. Both these bedrooms have their own balcony. Passing through a door takes you into the spacious living space of 40m2 which is plenty of room for the corner kitchen and dining area and the lovely lounge area which enjoys an open fire and views out of the large terrace doors and windows on three sides.

A south west facing balcony runs across the front of the living area and you also have a south facing terrace with enough space for outside dining.

Behind the lounge and cleverly separated from the living space by the staircase to the next floor is a third double bedroom. This again has an ensuite shower room and shares the separate WC. It also has a south facing balcony.

Moving upstairs to the master bedroom which will have lots of character from the roof beams, this is a spacious area although some of it is under 1.8m2 in height which doesn’t qualify as habitable space but gives a further 14.29m2 of space. The bathroom has a full bath, separate toilet and space for washing machine and dryer if required. This has its own south west facing balcony and the most amazing views – in fact you may not want to go out skiing!

The building will be finished in stone and wood and in keeping with the pretty village in which it’s based. Here you can have all the benefits of buying new including a ten year guarantee on the building and also be part of a traditional mountain village which just happens to link directly into the huge Three Valleys ski area. St Martin de Belleville at 1450m is the same height as Meribel but in fact retains its snow for longer and is one of the best ski areas in its own right, with powder fields that bring you down to the village, beginner friendly slopes that look out to the off-piste routes for those who wish to explore further afield.

The village has a good selection of restaurants from the fabulous Motagnard which offers high quality eating to the Billig which is cheap and always cheerful. In addition you have the wonderful La Bouitte a 2 star Michelin restaurant just up the road.

Saint Martin de Belleville

Resort Description

Based at 1400m and directly linked into the vast Three Valleys network by an 8 person gondola, St Martin de Belleville offers unlimited, world-class skiing. The village is picture perfect, unspoiled and authentic making St Martin de Belleville the perfect ski resort if you are looking for a taste of authentic France combined with state of the art skiing. Clusters of traditional chalets and original Savoyard farmhouses are dominated by the close mountains with chamois and wild boars roaming free in the surrounding forests. St Martin was voted a “Top Ten Picture Postcard resort” for its pretty, traditional architecture and stunning Alpine scenery, it’s interesting to note that the commune have had the foresight to bury all the electric and phone cabling which means that not only does it have a clean uncluttered look, but you are unlikely to lose power when the snow hits! As an added bonus Val Thorens, officially the highest resort in Europe is situated at the top of the valley offering great skiing from mid-November to mid-May. St Martin also has some of the best and clearest runs in the Three Valleys; with skiing for all levels back down to the village and red run Jerusalem a firm favourite with many, and the confidence inspiring off-piste powder fields have to be experienced to be believed. In the height of summer during July and August the valley is host to walkers, nature lovers and adventure seekers who arrive to enjoy the traditional and less traditional mountain activities along with the colourful mountain meadows and beauty of the contrasting vibrant green against snow capped mountains. It is also a near neighbour to the Vanoise Park, a protected area of outstanding natural beauty. St Martin de Belleville has a lower key nightlife than its glitzy neighbours. Having said that, the valley boasts two Michelin starred restaurants, one being situated three minutes from the village, the other in Val Thorens. St Martin itself has several friendly bars and restaurants which retain a mountain village atmosphere with prices to match. It seems ideal for ski and mountain lovers looking for an authentic atmosphere a little apart from the crowds, and out of season it still has life and enough year round residents to stop it feeling like a ghost town.
