The property was built in 1987 and has three levels and a beautiful landscaped garden. All the windows and doors are double glazed. There is a lovely insert wood fireplace in the lounge area and electric radiators in the individual rooms. The owners have installed a VMC system ensuring that air circulates throughout the property and that it remains dry – this is particularly important if you choose to purchase the house as a second-home. The original roof was replaced with slate approximately 5 years ago – the house is in excellent condition and has been continually maintained by the owners.
GARDEN LEVEL The driveway arrives at the garden level with parking, access to the gardens and two garage doors opening into the large workshop/double garage. This super space has ventilation, electricity, water, excellent insulation in the walls and ceiling and a water filter system ensuring that the drinking water throughout the house is of excellent quality.
GROUND FLOOR Steps lead up to the ground floor of the property with a side terrace with a barbecue. At the opposite side there is a second large terrace and is a lovely spot for outdoor eating with views across the valley to the mountains. The main entrance opens into the hallway with radiator and tiled floor. Just on the left is a WC independent with tiled floor and a window with a grill on the exterior. Next to the WC a door opens into the laundry room/utility room housing the hot water cylinder, washing machine, fridge/freezer and microwave. With the same tiled floor and once again a window with an external grill. Just before you enter the large living area there is open storage under the staircase. The living room is spacious, has a tiled floor, 2 patio doors that open onto the lovely south-facing balcony, exposed beams, two radiators, tiled floor and a window in the lounge area. The open living space is divided into:
• Lounge with an ‘insert’ fireplace
• Dining area with views through the patio doors to the mountains
• Fitted kitchen with a small integrated refrigerator, sink, oven, hob (three gas and one electric), extractor fan and cupboards.
The south-facing sunny balcony has sufficient space for a table and chairs allow you to benefit from the wonderful views and the sound of the river way below in the valley.
FIRST FLOOR The open wooden staircase leads up to the first floor with a hallway with exposed beams and doors leading into:
• three large double bedrooms (two with built in storage) each having exposed beams, an electric radiator and window with views of the surrounding countryside and mountains
• a family shower room with tiled walls, a door into a small storage area, small electric radiator, shower, bidet and wash basin set in a unit with cupboards
