Property Description

This spacious property in the pretty village of Praranger boasts a fantastic number of bedrooms, making it extremely rentable during the winter season – indeed it has been run as a successful catered ski chalet for many years – but it could also be a great private ski base. The resorts of Les Menuires (3.4km) and St Martin (4.8km) are very easily accessible, and the updated Bettex chair is even closer at just 1.5km away down the hill. The adjoining apartment offers rental income potentially throughout the year. This chalet of 186 square metres (with an extra 15 square metres below 1.8m in height) sits over 3 floors, with some wonderful views out to the western side. The configuration is as follows:

- Entry level (one floor above ground as there is a property beneath): Entrance hall with storage; 3 bedrooms with en-suite shower rooms; utility room

- First floor: 2 further bedrooms (again both with bathrooms); large open-plan living room, dining area and sitting area; integrated fully equipped kitchen. Efficient fireplace to heat the space, plus a balcony area

- Top floor: Final 2 en-suite bedrooms; mezzanine area (den/games area/relaxation space etc).

To the rear of the property there is the 2-bedroom duplex apartment of 33 square metres in size (plus 18 square metres of space under 1.8m in height) with a living space/kitchen in addition to the 2 bedrooms. This space could be rented out on a short-term (seasonal) or long-term (annual) basis to provide a level of income on the property.

Opposite the property there is ample car parking and in order to access the village the following airports are all around 2 hours’ drive away: Lyon (186km), Geneva (190km) and Grenoble (182km), with Chambery closer at around 1.5 hours (109km). There is also a Eurostar terminal in Moutiers (25km/30 minutes) which is where the larger supermarkets and stores are concentrated.

The Belleville Valley is stunning throughout the year with activities for the whole family in addition to the skiing (the 3 Valleys being the world’s largest linked ski area with unparalleled access and endless off-piste routes). Locals and ex-pats alike are very welcoming and it is a fantastic spot as a permanent base, holiday home or for investment.

Three Valleys Ski Area

A beautiful place all year with highly defined seasons and quiet and tranquil out of the ski season when the crowds have gone home, and then suddenly once again each winter the mountains of the Three Valleys come alive with people enjoying this vast ski area..... the largest linked skiing in the world.

The Three Valleys ski domain provides more than 600km of runs and probably the same again off-piste. In fact it should now be called the Four Valleys with the link into Orelle (Maurienne Valley) which can be accessed by ski from Val Thorens. This has also opened up some extraordinary off-piste runs. The Three Valleys provides direct links between the ski resorts of St Martin de Belleville, Les Menuires, Val Thorens, Méribel, Mottaret, La Tania, Brides les Bains and the four Courchevel resorts, la Praz, 1550, 1650 and the world famous 1850 – and now Orelle, in the fourth valley - all under one ski pass offering on-piste skiing from 1300m all the way up to 3200m. As these figures show the Three Valleys ski area offers huge altitude differences favouring long run skiing.

It has an ultra efficient, state of the art ski lift system, quality piste preparation and a dense artificial snow making system (1920 snow cannons) complementing the excellent natural snow cover. However, if you are not a fan of downhill skiing or like some variety during your stay then you can also roam the domain at your leisure on foot, hiking along the marked trails, or using the pedestrian ski lift passes. Many trails have been created especially to enjoy the increasingly popular snowshoeing sport and to discover the valleys from a new perspective: flora, wildlife, monuments, and spectacular scenery. There are also many cross-country skiing tracks that are prepared and maintained each day. These allow you to take in the breathtaking scenery and provide the opportunity to appreciate the beauty of the mountains away from the pistes.

An interesting and wonderful area all year round, there is much more here than the snow sports.

Les Menuires Ski Resort

Les Menuires is a superb ski base for ski and board lovers of all levels and tastes. For a long time it was known as the bargain basement of the Three Valleys and there’s nothing wrong with that. Well nothing except the buildings thrown up to house the staff for the winter Olympics were all concrete blocks and felt ugly when compared to little wood and stone chalets. This created a reluctance to buy here by anyone looking for something more than just a ski base.

Increasingly however, with lovely new chalets and developments going that are good quality and in the Savoyard stone and wood style, more people are looking here as a good place to find a well priced ski property - and with the 600kms of the Three Valley pistes accessed from your doorstep that has to make sense.

Its big selling point has always been its superb location for skiers. Situated at 1800 with Val Thorens, the highest ski resort in Europe just up the valley, and linking directly into the skiing of the Meribel, Courchevel and Orelle valleys. The Belleville valley in its own right out classes most ski resorts both on marked pistes available to ski and the incredible network of lifts and mountain restaurants. Because of its great skiing and sensibly priced activities it has become a popular resort for those buying to rent as the ski rental business here has proved to be very strong and consistent. Due to this in 2008/09 when other resorts were losing money due to the crunch Les Menuires actually increased its visitors.

There is a lot of ski in / ski out property from which all areas of the Three Valleys are easily accessed, and don’t forget its local slopes are some of the best for good skiers: challenging, usually with good snow, and rarely used by visitors from the other valleys especially La Masse a wonderful area that allows access to some great slopes as well as stunning off-piste runs. That said there is something for every level of skier and non-skiers are not left out with many activities both exiting and relaxing available.

The long term investment by the council to improve and upgrade the resort plus a decent range of shops, restaurants, bars and a good quality gym and spa makes this resort worth a look for the keen skier who likes to get value for money.
