This is a rare find; a large habitable village mountain house with views, sunshine, lots of accommodation and character at a sensible price. Completely habitable but also with huge potential. Based in a village that you can ski back to and between two well known ski resorts making this is a good buy.
Whilst it is currently used as two separate rental apartments the staircase is on the interior and it would be easy to make this one large family home again if so required. The apartments themselves are approx 80m2 with 4 bedrooms and 75m2 with 3 bedrooms. Both have kitchens and living areas. The downstairs apartment has a large sunny terrace and the upstairs an equally sunny balcony.
It’s located in a small mountain hamlet that you ski back to at the end of the day. You can drive to the lifts at Bettaix in 1 min, St Martin in 3 mins and Les Menuires in 5mins so you have plenty of ski options. There is a navette that passes the hamlet that runs to the ski lifts.
Laid out over four floors as follows;
Vaulted Floor: Large attractive bedroom with ensuite shower room and outside access, a further large double and a smaller twin and a shower room and WC. Small storage area.
Terrace floor: Entrance hall with storage area and stairwell, open plan living area which has been very nicely decorated for cooking, dining and socializing. Bunk room and bathroom with shower plus separate WC. Storage area and access to the terrace.
The south facing terrace, approx 25m2, catches the late morning and afternoon sun and is large enough for dining and relaxing. The views are very beautiful. Under the terrace is a cave where the wine and cheese is kept along with the mountain bikes and skies. There is also an outside ski locker.
The apartment is successfully rented out.
First floor; Double bedroom, bathroom with bath, separate wc. Open living area with kitchen and open fireplace. Access to the balcony.
Top floor: 2 large bedrooms and a shower room.
This is an authentic mountain house for sale within the Three Valleys ski area and because it is in a small, sunny mountain village you have the best of both traditional France and a state of the art, world class ski area on your doorstep.
The décor in the property is a tale of two halves; the downstairs apartment has been redecorated in traditional savoyard style whilst the upper apartment is a little old fashioned and it could do with a refresh but rest assured it is ready to go as is and I rather like its old French charm.

Les Menuires is a superb ski base for ski and board lovers of all levels and tastes. For a long time it was known as the bargain basement of the Three Valleys and there’s nothing wrong with that. Well nothing except the buildings thrown up to house the staff for the winter Olympics were all concrete blocks and felt ugly when compared to little wood and stone chalets. This created a reluctance to buy here by anyone looking for something more than just a ski base. Increasingly however, with lovely new chalets and developments going that are good quality and in the Savoyard stone and wood style, more people are looking here as a good place to find a well priced ski property - and with the 600kms of the Three Valley pistes accessed from your doorstep that has to make sense. Its big selling point has always been its superb location for skiers. Situated at 1800 with Val Thorens, the highest ski resort in Europe just up the valley, and linking directly into the skiing of the Meribel, Courchevel and Orelle valleys. The Belleville valley in its own right out classes most ski resorts both on marked pistes available to ski and the incredible network of lifts and mountain restaurants. Because of its great skiing and sensibly priced activities it has become a popular resort for those buying to rent as the ski rental business here has proved to be very strong and consistent. Due to this in 2008/09 when other resorts were losing money due to the crunch Les Menuires actually increased its visitors. There is a lot of ski in / ski out property from which all areas of the Three Valleys are easily accessed, and don’t forget its local slopes are some of the best for good skiers: challenging, usually with good snow, and rarely used by visitors from the other valleys especially La Masse a wonderful area that allows access to some great slopes as well as stunning off-piste runs. That said there is something for every level of skier and non-skiers are not left out with many activities both exiting and relaxing available. The long term investment by the council to improve and upgrade the resort plus a decent range of shops, restaurants, bars and a good quality gym and spa makes this resort worth a look for the keen skier who likes to get value for money.
