Property Description

Situated directly on the piste, this large apartment (over 60sqm) offers a true ski-in, ski-out experience. Within just a few metres of all local amenities, this property also offers an extremely healthy rental return, so is perfect for investors (the contract runs until 2027). The closest lift takes you to the summit of the valley, at which point you have the choice of all ski areas to choose from.

The apartment, in the Bruyeres area of Les Menuires - overlooking the piste underneath the Reberty chairlift, can cater for 6 people (more if you installed a sofa bed in the living room area and use the clever fold-down bed in one of the bedrooms). Such properties are highly rentable, so there is scope for achieving good rental returns across the season.

On entering the apartment from the communal landing area, you will find:

- One bedroom (currently set up as a twin) with built-in storage and piste views

- A bathroom that services that first bedroom, with a shower, WC and basin

- Useful storage for jackets, shoes etc.

- Open-plan, fully-equipped kitchen/dining area with dining table and chairs, which also leads to the living room area. Further views of the pistes and the valley

- A suite that can be closed off (sliding door) from the rest of the apartment, consisting of:

o Another bedroom (this time a double at present) with great views of the skiing

o A cabin room with bunk beds and a view down to the bottom of the ski slope

o Bathroom with bath and basin

o Separate WC

The area of Les Bruyeres is perfectly-located to make the most of the incredible 3 valleys ski area. From this small but increasingly-prestigious collection of buildings, you have direct access via the bubble lift to the summit of the Les Menuires ski area and therefore access into Meribel or Val Thorens. Alternatively, you can ski down to the area of Les Menuires called La Masse (via an easy beginner slope), which is a powdery haven – and truly amazing if you are able to make the first lift. Within the development itself you have: Ski shops, bars, restaurants, a lift pass office, a nightclub, cinema, snack bars and a nearby modern well-being centre with pool and spa.

The Les Menuires-Saint Martin resort is centrally-placed within the vast ski area of "Les Trois Vallees", with excellent lifts meaning you can be skiing in Meribel, Courchevel or Val Thorens within minutes and is easily reached by plane (Geneva - 2.5 hours away, Lyon - 2.5 hours away or Chambery - 1.5 hours away), train (into Moutiers - 45 minutes away) or car.

Three Valleys Ski Area

A beautiful place all year with highly defined seasons and quiet and tranquil out of the ski season when the crowds have gone home, and then suddenly once again each winter the mountains of the Three Valleys come alive with people enjoying this vast ski area..... the largest linked skiing in the world.

The Three Valleys ski domain provides more than 600km of runs and probably the same again off-piste. In fact it should now be called the Four Valleys with the link into Orelle (Maurienne Valley) which can be accessed by ski from Val Thorens. This has also opened up some extraordinary off-piste runs. The Three Valleys provides direct links between the ski resorts of St Martin de Belleville, Les Menuires, Val Thorens, Méribel, Mottaret, La Tania, Brides les Bains and the four Courchevel resorts, la Praz, 1550, 1650 and the world famous 1850 – and now Orelle, in the fourth valley - all under one ski pass offering on-piste skiing from 1300m all the way up to 3200m. As these figures show the Three Valleys ski area offers huge altitude differences favouring long run skiing.

It has an ultra efficient, state of the art ski lift system, quality piste preparation and a dense artificial snow making system (1920 snow cannons) complementing the excellent natural snow cover. However, if you are not a fan of downhill skiing or like some variety during your stay then you can also roam the domain at your leisure on foot, hiking along the marked trails, or using the pedestrian ski lift passes. Many trails have been created especially to enjoy the increasingly popular snowshoeing sport and to discover the valleys from a new perspective: flora, wildlife, monuments, and spectacular scenery. There are also many cross-country skiing tracks that are prepared and maintained each day. These allow you to take in the breathtaking scenery and provide the opportunity to appreciate the beauty of the mountains away from the pistes.

An interesting and wonderful area all year round, there is much more here than the snow sports.

Les Menuires Ski Resort

Les Menuires is a superb ski base for ski and board lovers of all levels and tastes. For a long time it was known as the bargain basement of the Three Valleys and there’s nothing wrong with that. Well nothing except the buildings thrown up to house the staff for the winter Olympics were all concrete blocks and felt ugly when compared to little wood and stone chalets. This created a reluctance to buy here by anyone looking for something more than just a ski base.

Increasingly however, with lovely new chalets and developments going that are good quality and in the Savoyard stone and wood style, more people are looking here as a good place to find a well priced ski property - and with the 600kms of the Three Valley pistes accessed from your doorstep that has to make sense.

Its big selling point has always been its superb location for skiers. Situated at 1800 with Val Thorens, the highest ski resort in Europe just up the valley, and linking directly into the skiing of the Meribel, Courchevel and Orelle valleys. The Belleville valley in its own right out classes most ski resorts both on marked pistes available to ski and the incredible network of lifts and mountain restaurants. Because of its great skiing and sensibly priced activities it has become a popular resort for those buying to rent as the ski rental business here has proved to be very strong and consistent. Due to this in 2008/09 when other resorts were losing money due to the crunch Les Menuires actually increased its visitors.

There is a lot of ski in / ski out property from which all areas of the Three Valleys are easily accessed, and don’t forget its local slopes are some of the best for good skiers: challenging, usually with good snow, and rarely used by visitors from the other valleys especially La Masse a wonderful area that allows access to some great slopes as well as stunning off-piste runs. That said there is something for every level of skier and non-skiers are not left out with many activities both exiting and relaxing available.

The long term investment by the council to improve and upgrade the resort plus a decent range of shops, restaurants, bars and a good quality gym and spa makes this resort worth a look for the keen skier who likes to get value for money.
