A pretty lock up and leave village house or equally a comfortable full time residence in the typical mountain village of Pussy. This cosy house has a spacious living area and a beautiful spacious bedroom with the possibility to almost double the surface area by renovating the loft space. The property also has a small terrasse looking out on to a little garden.
Local amenities are all within walking distance including the school, the town hall, café bar, a goat farm with local products : cheese, yoghurts, charcuterie and bread (on order), a small grocery store open once a week all year round. Set in a sunny village with a stunning potential to create a spacious home with breathtaking mountains views in an all year round environment.
The property is currently laid over two floors with the possibility to create a third level in the loft space under the eaves. You enter the property through a balcony of approximately 4.3sqm, directly on the living room floor. There is a spacious 22sqm living area with open plan kitchen and dining space with a central island/worktop, which separates the room which could be used as a breakfast bar. The living room, with a view out onto the little terrace, offers a spacious and warm room, with its original solid wood floor. The property is also equipped with an economical wood pellet stove which is a fantastic heat source for the property. There is also storage space which is cleverly concealed under the stairs. There is a small hallway of 3.7 sqm with access to a separate WC and the bathroom with a large shower and vanity unit. From this hallway, a bay window opens out onto the terrace and garden which boasts over 27sqm of outdoor space which is a great asset to the property. On the first floor is a spacious double bedroom of 27 sqm which has a unique vaulted ceiling which is very rare, with an old solid wood floor in fantastic condition. From this floor there would be possibility to create an opening in the wall to install a staircase leading to the attic floor. The first part of the attic is a 13.5 sqm space with a possibility to create a balcony or an extension (8 sqm) above the terrace. On the second part of the attic which is slightly higher, there is a whole space of over 33 sqm could be renovated into an additional bedroom/bathroom in order to create a two bedroom property. The construction is in good condition visually and the solid timber roof structure appears to be in good condition also. There is an additional floor in the basement which is at street level where there is a covered space of 4sqm and a door opening into two vaulted cellars. The first and largest cellar is approximately 26.7 sqm and can be used as storage, workshop and laundry. This room is equipped with electricity and water. A second smaller cellar of 2.28 sqm is used as a wine cellar. This property boasts some outdoor space which is not always the case in the heart of a village. The south balcony, in front of the entrance, is ideal for sitting to drink your morning coffee! The small terrace and the little garden at the back are a nice place to enjoy the peace and quiet. This exterior is over 27 sqm and can be redesigned to have a larger terrace. You can also access the street above from the top of this low maintenance garden. There is public parking near the house. The house is within easy walking distance to the village centre and the local amenities.
Situated on the well known road to the Col de la Madeleine which is a famous cycling route known in the Tour de France, you will enjoy the authenticity and charm of this small mountain village as well as the multitude of activities nearby : canyoning, walking and hiking, ski touring, snowshoeing, cross-country skiing and climbing in the nearby village of Nâves, cycling and mountain biking, water sports and spas in La Léchère – not to forget easy access to skiing whereby Valmorel is within 12km and Le Grand Domaine 23km. This property is also fantastically located to enjoy all the seasons in the Alps, with the valley offering a wide array of sports and activities and with a community of residents who live there all year round too. It is an ideal place to live throughout the seasons and enjoy everything the valley has to offer.

Le Grand Domain Ski Area
Le Grand Domain consists of Valmorel, Celliers, Doucy and Saint-François Longchamp. It’s an excellent ski area that remains relatively unknown to many British skiers in comparison to the nearby ski areas of the Three Valleys and Espace Killy. In fact the back of this area actually overlooks the Belleville valley, one of the Three Valleys.
Saint-François Longchamp is located in the heart of the Maurienne Valley, in the south of Savoie whilst the resorts of Valmorel, Doucy and Celliers are based in the heart of the Tarentaise mountain range, and provide skiing for those who like to be a little closer to nature.
The ski area is spread over an altitude of 1,300 to 2,832 metres offering a wonderful 160kms of piste. It also has a vast range of Nordic skiing circuits available and this also includes separate resorts like Naves. There is no doubt that this area caters particularly well for families and the French flock here, hence there are more apartments than chalets. It is an area of outstanding beauty, great skiing and a vast wilderness away from the piste.
The resorts are very varied; Valmorel is the largest and most well known with a lovely village centre and lively atmosphere. Saint-François is a small bur well conceived resort that is also family orientated. Celliers is a tiny mountain village with an auberge that just happens to have a ski lift that links in to this area. This is a ski destination for those who really like to be far from the madding crowds.
Valmorel Ski Resort
Valmorel is a charming ski resort; it is a smaller size with some of its neighbours and is often compared to the huge resorts of nearby Three Valleys and Espace Killy, which is a bit unfair as this resort has a lot to offer in the way of skiing and charm. The centre is pedestrianised giving the après ski a very cosy and fun feel.
The resort nestles on the edge of the forest, next to the Cheval noir peak - Valmorel is a village that melts in with the landscape. The wooded, stoned and lauze roofed chalets spread around the ski lift departure points, the well designed centre and nice pedestrian street full of shops and restaurants give Valmorel a heart and it is a place where you will feel welcome and gives Valmorel its unrivalled character of a Savoyard village.
Also very popular and busy in the summer when tourists come to enjoy every type of mountain activity as well as the beautiful views and flower meadows. The ski area offers a diversity of terrain for the confirmed and adventurous skiers on the vertiginous black slopes and yet is also reassuring for beginners and children to learn on the gentle slopes of summer pastures.
Before I lived here I used to come for long weekends to Valmorel – and never had a dull visit, it always delivers for me. Specially equipped and secured areas have been designed especially for those new to the snow: 2 beginner stadiums for adults and children, and for those not so new - a snowpark including a half-pipe and a boarder cross.
Down the valley from Valmorel you’ll find La Léchère a small thermal town which provides all sorts of therapies to experiment with! Valmorel also has some charming satellite resorts which in themselves are worth a visit. Doucy Combelouvière, Longchamp and Celliers all with their own ski lifts and identity.
If you’re feeling adventurous get yourself a guide, the off-piste is meant to be interesting! So in winter this resort sits best with beginners and intermediates but also has a lot to offer the more hardened skier who is prepared to seek out the challenges.
In summer it’s a delight, the cycling in particular is stunning with plenty of refuges open for very good lunches. This is a great place to buy with prices lower than its neighbouring resorts mostly because it hasn’t got the following that the others have.
