This chalet is a business ready to go, everything is there ready for the new owners to take over and receive an income from day one. The property itself ,is set into the hillside at the foot of Mont-Blanc, there are spectacular views that really do take your breath away. The chalet is in a peaceful location, with Chamonix centre being just five minutes away by car, offering every possible amenity you could wish for. It is an internationally known, year round destination and is bustling with life and `apres-ski’ activities. Skiing of course is right on your doorstep, and one piste runs to the side of the property but the area is made up of many different ski resorts and there is really something for everyone and at every level, from families and beginners up to some of Europe's best off-piste skiing. In the summer of course there is hiking, mountain-biking, parascending and much, much more. Let me tell you about the property. It is set over four levels and each apartment has its own access and some form of outside space, be it a terrace or a balcony. It has a total of 7 apartments which are currently let, 4 of them have been refurbished to the highest standards by the current owners and 3 are more basic and could be upgraded by the new owners. Giving some opportunity to add further value. The unrenovated apartments; there are three budget apartments which are practical and functional and despite being basic, have every comfort needed for a holiday. They have baths instead of showers and have the same type of furniture as the refurbished apartments. The apartments have either 2 or 3 bedrooms. The renovated apartments; these are sold as more luxury accomodation and are in an `alpine style'. They are cosy and welcoming, and have stylish fitted kitchen units, bathroom fittings and furnishings by ‘scandinavian cocktail’ (as do the basic apartments). The four renovated apartments range from a studio to 2 bedrooms and sleep up to eight people. The design of these refurbished apartments is rather clever, as they have inter-connecting doors so that they can be opened up to let to larger groups, or closed off for smaller ones. All the apartments have their own water heaters, so there is never a problem with not enough hot water and all the appliances are less than five years old. All have full cookers and some have washing machines. The refurbished apartments are tiled throughout. Owners apartment and concierge studio; the owners apartment has a fantastic light and airy open plan lounge/kitchen/dining room which has a large picture window taking in the most amazing views across to the ski pistes and down into the valley below. In this room there is also the only chimney within the complex which is great for those chilly winter nights. The bathroom has a huge bath, separate shower cubicle, sink and wc. There is piped radio/music throughout the apartment. Upstairs there are two bedrooms in the eaves which are really pretty and cosy. Back downstairs there is an inter-connecting door to the studio apartment which could be used by a concierge or incorporated as part of the owners accomodation. It has a fitted kitchen and room for a sofa bed. You then travel down a flight of stairs to the utility/storage area and a shower-room and toilet for the studio apartment. Terrain; this property is set in 3560m2 of terrain, including a small woodland area and more could be made of the land to provide additional facilities for guests. This business is without doubt a great going concern but it still offers some scope for further improvement and development.........are you ready for the challenge? It would perhaps suit an individual or family looking for a more outdoor and healthy lifestyle or perhaps more than one family since there is plenty of room for two or more families or a group of friends could buy this amazing property. The current owners are happy to provide (if wanted) a hand-holding period to help the new owners settle in and help build up bookings for the following season. This is available if the property is bought before 1st December. There are excellent train links with the local station just a 15 minute walk away and of course there is an airport at Geneva which offers flights to most international airports (this is just about an hour away).

Chamonix has been welcoming travellers and adventurers for over two and a half centuries and can be truly described as an outdoor enthusiast's paradise. The mountain scenery surpasses one's wildest expectations and the Mont Blanc, jewel in the Alps crown, sits majestically over the Chamonix valley. Skiing is what has made Chamonix so famous, featuring in many high adventure ski and board films, and although the areas are separate and you have to catch buses or drive to most ... well. In fact I came here as an intermediate skier and fell in love with the place – it inspired me – both my skiing and love of the mountains was enhanced from my many visits here. And besides skiing... many of the lifts and cog railways also give access to exceptional viewpoints and mountain restaurants. There are marked winter hiking and snowshoeing trails, a tremendous sports complex including 2 indoor heated pools, an ice rink, keep fit and spa facilities, tennis/squash courts and indoor climbing walls... . Chamonix offers an extraordinary choice of sports activities, be it for tentative beginners or keen enthusiasts, there's something for every visitor :110 kms of marked piste (a heck of a lot of off-piste as well), 350 km of marked hiking trails, 40 km mountain bike tracks, rock climbing, mountaineering, rafting, canyoning, paragliding, an 18 hole golf course and lots more... Chamonix is a vibrant alpine town with a wonderful architectural heritage that bears witness to a wealth of history. The Priory, alpine farms, baroque churches, art deco buildings and palaces from the "Golden Era". The cosmopolitan atmosphere in this small town is captivating. There is an excellent alpine museum and exhibition centre in the centre of Chamonix and for those who wish to delve a little deeper into the history of the valley, a heritage guide will be delighted to share her knowledge with you during a weekly visit of the town. Take advantage of the free public transport and discover the outlying villages and hamlets, each with their individual identity and charm. For those in search of a little retail therapy, they will be delighted by Chamonix's pedestrian centre with its wide selection of attractive boutiques. If you enjoy watching the world go by, what better place than one of Chamonix's sunny street cafés! The valley also offers a vast gastronomic choice, from rustic mountain restaurants serving Savoyard specialities, to the chic of the Michelin starred Albert Premier, from international dishes to nouvelle cuisine, each visitor will find something to suit their palette!
