Property Description

This fantastic ski property comprises of a little house (sleeps 8), large chalet (sleeps 14), small apartment (sleeps 4/6), garage and land with permission to build.

This rare opportunity is an amazing property which has been lovingly restored to a high standard by the present owners preserving many of the original features and using only eco and natural products.

Entering the little house from the road directly into the entrance hall which has a spiral staircase leading off, to the left a bathroom and to the right steps down into a the living, dining and fully equipped kitchen area with original vaulted ceiling and cattle feeder. There is also a log burning fire, under floor heating, laundry room and WC. The first floor consists of 2 bedrooms and a WC, continuing up the spiral staircase to the second floor finds another 2 bedrooms, all of which have amazing views of the valley.

The large chalet is attached to the little house and is entered to the side of the building up original stone steps. Entering into a hall area with boot warmers, ski racks and laundry room, leading off are 3 generous sized bedrooms all with quirky en-suites bathrooms.

Continuing up 5 steps and to the right is another en-suite bedroom and a hot-tub with a shower. To the left of the steps leads up to the open plan kitchen, sitting room and dining area with a big picture window giving you breathtaking views of the valley and a south/west facing balcony. There is a fifth bedroom with en-suite bathroom on this level.

Up a few steps and to the left a large mezzanine which looks over the dining area and makes a great reading or play area for children. To the right are a further 2 bedrooms (both with en-suite bathrooms) which are finished to an excellent standard.

To the rear of the large chalet is a small apartment with a separate entrance into the open plan kitchen, dining and living area with a small bathroom off all with under floor heating. A small flight of stairs leads to a mezzanine which sleeps 4 people.

There is also a detached garage which is on constructible land (of 30m²) and could be turned into an apartment.

This complex could be an amazing business opportunity or would make a great family holiday home with letting potential. The property is situated in the quiet Savoyarde village of Praranger within walking distance to the main road (which is on the free ski bus route) and a very short car ride to the ski lift (Bettex) out of le Bettaix.

This chalet's ideal location allows easy access to the vast Three Valleys which, with over 600km of piste, is the largest ski area in the world. The Bettex chairlift which runs out of Le Bettaix connects quickly into the rest of the Trois Vallées lift system (to Les Menuires, Saint-Martin-de-Belleville, Val Thorens, Méribel and Courchevel), and the Bettex blue piste that runs back down into the village is a nice, snow-cannoned piste that is easily manageable at the end of a strenuous day's skiing!

In the summer, the Three Valleys transforms into a playground for summer activities, ranging from mountain biking and walking to white water rafting and kayaking to parapenting and fishing. Les Menuires, Saint-Martin-de-Belleville and Val Thorens are 6, 8 and 14 minutes away by car respectively. Praranger is one and a half hours away from Chambery airport and two and a half hours from the major airports of Geneva and Lyon. Grenoble airport is three hours away. In addition, Praranger and Les Menuires are just 30 minutes away from Moutiers, which is where the Eurostar / TGV from London and Paris stop for the Three Valleys.

Les Menuires

Resort Description

Les Menuires is a superb ski base for ski and board lovers of all levels and tastes. For a long time it was known as the bargain basement of the Three Valleys and there’s nothing wrong with that. Well nothing except the buildings thrown up to house the staff for the winter Olympics were all concrete blocks and felt ugly when compared to little wood and stone chalets. This created a reluctance to buy here by anyone looking for something more than just a ski base. Increasingly however, with lovely new chalets and developments going that are good quality and in the Savoyard stone and wood style, more people are looking here as a good place to find a well priced ski property - and with the 600kms of the Three Valley pistes accessed from your doorstep that has to make sense. Its big selling point has always been its superb location for skiers. Situated at 1800 with Val Thorens, the highest ski resort in Europe just up the valley, and linking directly into the skiing of the Meribel, Courchevel and Orelle valleys. The Belleville valley in its own right out classes most ski resorts both on marked pistes available to ski and the incredible network of lifts and mountain restaurants. Because of its great skiing and sensibly priced activities it has become a popular resort for those buying to rent as the ski rental business here has proved to be very strong and consistent. Due to this in 2008/09 when other resorts were losing money due to the crunch Les Menuires actually increased its visitors. There is a lot of ski in / ski out property from which all areas of the Three Valleys are easily accessed, and don’t forget its local slopes are some of the best for good skiers: challenging, usually with good snow, and rarely used by visitors from the other valleys especially La Masse a wonderful area that allows access to some great slopes as well as stunning off-piste runs. That said there is something for every level of skier and non-skiers are not left out with many activities both exiting and relaxing available. The long term investment by the council to improve and upgrade the resort plus a decent range of shops, restaurants, bars and a good quality gym and spa makes this resort worth a look for the keen skier who likes to get value for money.
