I really like this development in the very popular village of Belle Plagne. The internal renovation has been carried out to a high standard and the leisure facilities are excellent. The 4 star tourist Residence Le Centaure is in a great ski in ski out location at the top of Belle Plagne village; widely regarded by many as the prettiest of La Plagne’s high altitude villages. The residence comprises 53 ski apartments to be sold on a 9-year leaseback basis.
This particular apartment is a 1 bedroom plus cabine (bunk room), 2nd floor apartment to be sold furnished and with underground parking.. The residence itself offers reception facilities, underground parking and excellent leisure facilities including swimming pool, sauna and hammam. At 52 sq. m, totally refurbished and refitted, furnished and with balcony and parking this would make a fine ski base as well as earning a guaranteed rental return.
Belle Plagne at 2000m is one of La Plagne’s most snow-sure high altitude villages built in a sympathetic and pretty architectural style. With a choice of shops, bars and restaurants and ski in ski out access to La Plagne’s slopes it has long been popular with UK clients.
FINANCIAL INFO; The great advantage of leaseback is that as an owner you save the VAT on the purchase price , can reserve weeks for your own personal weeks and recieve a guaranteed return. All maintenance and repair issues are carried out by the management company so you have nothing to worry about.
The apartments generate a 4.1% return based on the apartment price without the furniture pack or a parking space.For some apartments this return is 4.6%. This is for 1 week's low season use or 2 weekends. However it is possible to add further week's use simply by reducing the return . Additional low season weeks reduce the return by 0.1 % Additional medium season weeks reduce the return by 0.3% Additional high season weeks reduce the return by O.5%. So it is possible for a family to have good use of their apartment and still earn a reasonable return. Management charges are priced at 20 euros per sq.m Taxe Fonciere is charged at 14 euros per sq. m. After 9 years the lease will be automatically renewed.
All apartments would be totally refurbished . You can choose not to take up the renewal but there would be some element of the VAT savings to be paid back.
The skiing in La Plagne is simply amazing with something for everybody. Wide high altitude slopes, pistes that wind through the trees to lower villages, steep and deep off the glacier and a wealth of “between the pistes” are all on offer; great for groups of mixed ability. The Vanoise Express link to Les Arcs has created Paradiski, one of the world’s great ski areas with some 425 km of piste. From Belle Plagne a quick ski down to Plagne Bellecote, up the 8 man Arpette chair and it is a ski all the way down to the Vanoise cable car. Above Belle Plagne looms the Roche de Mio (2700m) with great runs down back towards La Plagne as well as offering access to the sunny slopes of the Champagny sector..
A great strength of La Plagne is the numerous on piste restaurants, most of which offer good value fare. Belle Plagne (2050m) is, along with Plagne 1800, widely regarded as the prettiest of the high altitude villages.
It is in a genuinely ski in ski out location and has its own drag lifts and chairlift as well as being the half-way station for the Roche de Mio bubble. The village is very family friendly with its own “jardin de neige” for the little ones. A good choice of bars and restaurants are enough to satisfy the après ski crowd; La Tete Inn, Le Matafan, La Cloche and Le Bowling Bar are a few of the choices on offer. In the evening the bubble runs down to Plagne Bellecote for a further choice of bars and restaurants.
Travel Info; Self-drive; it is an approx 10 hour drive from the main channel ports. By rail; the nearest station is Aime down in the valley with regular bus and taxi services up to resort. In winter the direct Eurostar service stops at Aime. By air; Chambery, Geneva, Lyon and Grenoble are the main airports serving the region. All offer bus and train links to resort and car hire facilities. A variety of private transfer companies offer airport transfer services
Paradiski Ski Area
Paradiski is the name of the joint La Plagne, Les Arcs, ski area linked together by the Vanoise Express cable car. Opened in December 2003,the Vanoise Express is currently the world’s largest single span cable car; in fact there are two of them both capable of ferrying 200 people across the Ponthurin valley that divides the two areas. The journey and the views make for a spectacular 4-minute ride.
In total Paradiski offers a HUGE 425 km of piste. Individually, La Plagne (225 km) and Les Arcs (200km) are significant ski areas in their own right and are both made up of different villages. In La Plagne the high altitude villages are Aime 2000,Plagne Centre, Belle Plagne, Plagne Bellecote, Plagne Soleil, Plagne Villages and Plagne 1800. These are all situated between 1800m and 2100m and offer snowsure high altitude ski in ski out convenience.
Lower down the delightful villages of Montchavin, Les Coches, Montalbert and Champagny en Vanoise all offer the charm and cosy comfort of village life, with their own tree lined local slopes and easy access to the high altitude slopes of La Plagne.
In Les Arcs the high altitude villages are Arcs 1600, Arcs 1800, Arcs 2000 and, the latest development, Arcs 1950. Again these all offer a ski in ski out experience. Great cruising runs through the trees lead to the lower villages of Plan Peisey, Vallandry and Villaroger for a more traditional mountain experience.
Both La Plagne and Les Arcs offer something for everyone. Early intermediate blue and red run skiers can soon explore the area and travel around the mountain enjoying some of the good value mountain restaurants.
However with two glaciers at over 3,000m, a wealth of “between the piste” and off piste and long runs through the trees, there really is something for all levels of skier---and let’s not forget you boarders out there—both resorts offer a choice of snowparks with jumps, rails and the ,all important, music. La Plagne, Les Arcs, Paradiski—one of the world’s great ski areas.
La Plagne Ski Resort
La Plagne is one of France’s largest and most popular ski resorts. It is also extremely popular with British skiers and boarders who make up around 35% of the visitors to this great resort. With some 225 km. of piste, continual upgrading of the lift facilities and slopes for all standards of skier there is something for everybody. If this is not enough for you the amazing Vanoise Express double decker gondola link to Les Arcs opens up another 200km. of slopes.
The joint La Plagne, Les Arcs, PARADISKI ski domain is one of the world’s truly great fully linked ski areas. La Plagne is not just one resort but a collection of ski villages, 6 at high altitude and 4 further down the mountain, each with their own shops, restaurants, bars and ski schools.
At high altitude the 6 villages are; Aime La Plagne (2100m),Belle Plagne(2050m),Plagne Villages/Soleil(2050m),Plagne Bellecote(1930m),Plagne Centre(1970m) and Plagne 1800(1800m). Of these the pitched roof chalet style of Belle Plagne, Plagne Villages/Soleil and Plagne 1800 are the most attractive to British eyes. However the other three are not without their fans and offer ski in ski out convenience and some great value accommodation.
The original la Plagne, Plagne Centre, is undergoing a considerable facelift and next year work begins on the indoor shopping and restaurant areas. Lower down the mountain there are more traditional villages. Les Coches at 1450 m has been purpose built in a pleasing chalet style and recent lift improvements have transformed access to the higher slopes.
Champagny en Vanoise (1250m) and, in particular, Montchavin(1250m) and Montalbert(1350m) have retained their rustic farming charm and have a strong following amongst British clients. Between them the villages of La Plagne offer something for everyone. There are wide, cruising blue slopes for the less confident or those “hot chocolate” skiers amongst you with tough blacks and a wealth of off piste for the stronger /more adventurous skier. Boarders have not been forgotten with a variety of Terrain parks on offer.
Accommodation varies from simple, great value, ski in ski out studios and apartments to luxury new build apartments and chalets.
