First floor - Here you will find the stunning open plan lounge with feature fireplace and library area. A study area is cleverly tucked away behind the fireplace offering a quiet place to work, whilst still being connected to the lounge. Balconies to the front and side bring in light via full length glazed doors. The open fields to the rear are enjoyed through more glazed doors, really maximising the light entering this room. To the side of the library area is a mezzanine offering a wonderful place to relax with a book or an intriguing play area. The master suite is also located in this floor with a large double room and dressing area, bathroom with shower and separate WC. Beneath the farmhouse is a self contained studio with living area, shower and WC. With its independent access this could be used for visiting family and friends or even let for holidays, providing an income. A VMC system is connect to all bathrooms and the kitchen. The first phase of the renovation, in 2006, included the installation of an underground drainage system and waterproof protection, carried out by Bergoend Enterprise of Les Gets, This resulted in the house being completely dry and free of any damp. The exterior provides ample space for entertaining with two terraces and a garden, as well as a covered car port. There is even a 1/2 share of a mazot, which has been restored by the current owners. Nicodex is a small hamlet in the Portes du Soleil. A 10 minute drive from the village of Le Biot, with a bakers, bar/restaurant and primary school. The nearest town of Saint Jean D'Aulps is just a 10 minute drive away too, and offers two supermarkets, restaurants and bars, and a secondary school. The nearest slopes at La Grande Terche are a 15 minute drive. The major towns of the Portes du Soleil are Morzine (a 20 minute drive) and Les Gets (a 25 minute drive). A 30 minute drive also brings you to Lac Leman and Geneva International Airport is 1 hour and 20 minutes by car.

Abondance Ski Resort
In the beautiful setting of the Abondance valley, at the gateway to the Franco-Swiss Portes du Soleil area, and just a few kilometres away from lake Geneva, there exists a village that offers a warm welcome, all the fun of the great outdoors in the heart of nature, and a preserved heritage.
Abondance is a skiing paradise in the winter with the pleasures of snowsports with all the family in the new Auffaz snow game area. For a quick escape, Abondance is linked by a regular shuttle bus service to the fantastic Portes du Soleil ski fields. For those who prefer trekking, Abondance has marked snowshoe paths, with guided trips organised by the Guides Office, and 10 km of cross-country ski tracks.
Abondance is also rich in culture with its exceptional abbey (church, cloisters and religious art museum), and la Maison du Val, the Abondance valley’s heritage centre. After a fun-filled day, you can taste some local cuisine, and especially the Berthoud, one of the valley’s specialities, made from melted Abondance cheese. The new ski resort in Abondance also boasts "Ludoffaz" the snow palyground located in the village center.
The village has all the amenities you need, bars, shops, restaurants and ski hire. The village is only 1hour 20 minutes from the international airport at Geneva.
