Property Description

An exceptional opportunity has arisen to acquire this traditional savoyarde Chalet sat high in the Tarentaise Valley at 1400m altitude with truly breathtaking views of the surrounding mountains. The chalet based in the commune of Montvalezan is en route to the charming SKI resort of La Rosiere (8.2km, 13 minutes by car). The South facing resort sits at 1850m, enjoys the winter sun and has over 160km of pistes. It boasts the only International linked resort in France where you can SKI to La Thuile in Aosta, Italy via the Espace Saint Bernardo. The ski resort of Sainte Foy is 10.9km drive, Tignes 15.4km, Val d’Isere 22.2km. The bustling market town of Bourg Saint Maurice is just 11.7km away, where you will find shops, supermarkets, banks, restaurants and the railway station, that welcomes the Snowtrain from London, via Paris. The semi-detached chalet is constructed over 3 floor levels and is an unfinished project therefore offering a fantastic opportunity to continue renovations to your own specifications, designs and level of finish. Currently The property has new water and electricity services installed. A level driveway leads to the property which can accommodate 2 cars. A small original cave is at the end of the driveway. Wooden steps lead up to the property. Enter the chalet onto the ground floor where there is a spacious room with a further cave leading off to the right. This cave has an arched ceiling with the original stone walls. Ideal for a wine / cheese store. A new concrete stairway leads to the first floor with a spacious open plan room. Openings for windows are South facing to enjoy the sensational views across the valley to the mountain range of Mount Pourri and Les Arcs / Paradiski ski terrain. A further new concrete stairway leads to the second open plan floor or attic space, where the traditional and original wooden beams are exposed in the beautiful vaulted ceiling. The far end of the room has the full exposure to the South facing views. The front of this room is currently open, framed by beams and would benefit from floor to ceiling glazing. At the back of the room there is an open door entrance to exit onto the small road at the rear of the property. The current owners plan was to build a balcony at the front with access to the roof terrace on the adjoining apartment. All levels have new concrete floors and staircases. Once the renovations have been completed the chalet will have a habitable surface area of 166m2. The adjoining apartment also comprises 3 floors and has been sympathetically renovated to a high standard, it just needs completing. It is habitable, with a surface area of 59m2. This includes under floor heating on all levels, wooden double glazed windows and doors. Enter into the lovely, light and airy open plan kitchen, diner and living room area. The kitchen is fitted out with modern units, an electric built in oven and hob. The south facing window over the river has lower re-enforced glass for safety and allows fabulous views of the cascading river down the waterfall. There is an additional glazed patio door from the dining area to access onto a proposed outdoor terrace. Level one is accessed via a freshly constructed concrete staircase where you will find the 2 bedrooms with new wooden flooring and a WC. Bedroom one has a south facing window and a west facing glazed patio door with access to a proposed balcony or balconette. A reclaimed wood storage area makes use of the over stairs space. Bedroom 2 has a single aspect west facing glazed patio door with access to a proposed balcony or balconette. The WC has a ceramic toilet and a small basin set into a vanity unit and partially tiled walls. The lower ground floor is accessed by a further new concrete staircase from the ground floor and offers the open plan bathroom with walk in shower and plumbing for a sink unit. A natural rock adds character and the south facing window looks straight down to the waterfall. The small hamlet is an idyllic setting alongside the beautiful river tumbling down the mountainside, past a pretty chapel. A viewing is highly recommended to appreciate the potential of the property.

La Rosiere Ski Resort

Perched high up the valley at 1850 metres, La Rosiere de Montvalezan is a hidden gem for many people visiting the area in the heart of the Haute-Tarentaise. Developed in the 1950s from an original farming hamlet, the ski-resort has been sympathetically created from local materials of lauze, stone and wood.

The snowfall here is superb due to its location and rivals that of any of the nearby, larger, more well-known resorts. You get the best of both worlds here in La Rosiere, whilst the south-facing resort centre basks in the sunshine, the slopes maintain their condition due to their high altitude and heavy snowfalls.

The resort offers the perfect base for a family holiday or those looking for a more peaceful chalet holiday. With 150kms of piste and La Rosiere’s link with La Thuile in Italy there are slopes and off-piste to suit every skiing ability.

Situated on the Col de Petit St Bernard, you can drive or cycle over to Italy during the summer for an authentic pizza or gelato and ski over on the same road (past the road-signs!) during the winter. Once you are at the top you will have breathtaking views across to Mont Blanc, the Matterhorn and Monte Rosa. A beautiful setting for a wide range of activities with walking and cycling high on the summer agenda and along with the usual snowsports you can meet the famous St Bernard rescue dogs, “mush” your own team of huskies on a dog-sled or have a go at snow-kiting in the winter!

The Eurostar offers a regular service to Bourg Saint Maurice, a town situated at the foot of La Rosiere, from here a taxi transfer can be arranged. Local Airports include Lyon (approx 140km ), Geneva (130km), Chambery (80km), Grenoble (120km).
