House La Clusaz - La Clusaz

€339,000 - £292,760**

Situated in the highly sought-after village of St Ferréol, just 10 minutes from Lake Annecy and 5 minutes from Faverges-Seythenex, this charming 3-bedroom village house combines traditional Savoyard character with modern comfort. Renovated in 2022, the property enjoys beautiful mountain views from a sunny balcony and offers a peaceful setting with excellent access to outdoor activities all year-round.

The accommodation includes a bright open-plan kitchen, living and dining area, three bedrooms, a large utility room and a spacious 30 m² garage providing ample storage for vehicles and sports equipment. To the front of the property, there is private parking for two cars and space to create a small garden or terrace. Ideally located within easy reach of Annecy, renowned ski resorts including La Clusaz and Le Grand-Bornand, and just over an hour from Geneva International Airport.

Located in the heart of the village of St Ferréol, this character property presents a rare opportunity to acquire a traditional Savoyard building that has been thoughtfully renovated to provide modern comfort while retaining its authentic charm.

Surrounded by stunning mountain scenery and positioned at the foot of the Col du Marais, the house enjoys excellent access to the ski resorts of La Clusaz and Le Grand-Bornand, making it an ideal base for year-round outdoor activities including skiing, hiking, cycling and watersports on nearby Lake Annecy. For keen skiers, Courchevel and the world-famous Three Valleys are also accessible in just over an hour's drive.

The village primary school of St Ferréol is just a five-minute walk away, while the vibrant town of Faverges-Seythenex, with its supermarkets, shops, restaurants, and essential services, can be reached in less than five minutes by car. Annecy is approximately 40 minutes away, while Geneva International Airport can be reached in just over an hour. Regular bus services also provide good connections to Annecy and Albertville.

To the front of the property, there is private parking for two vehicles together with space that could be landscaped as a small garden or sunny terrace, creating an attractive outdoor area from which to enjoy the surrounding alpine views.

Entry to the property is on the ground floor where a staircase rises to the main living accommodation. On the first floor, a bright open-plan kitchen, living and dining room (22 m²) forms the heart of the home. Large sliding glass doors flood the space with natural light and open onto a sunny balcony with lovely mountain views.

A short flight of steps leads to an intermediate level comprising a spacious bedroom (12 m²), a family shower room with a large walk-in shower, washbasin and storage, together with a separate WC.

From the landing, a wooden staircase rises to the second floor where there is a second bedroom and an additional independent WC. A further few steps lead to another intermediate level housing the third bedroom, a generous and characterful space with built-in storage beneath the eaves.

On the ground floor, adjacent to the staircase, is a large utility room (14 m²). This area provides practical storage and laundry facilities and also offers internal access to the property's substantial 30 m² garage. With external access from the rear of the building, the garage provides excellent space for vehicles, bicycles, skis and outdoor equipment, or could be adapted to suit a variety of other needs.

Renovated in 2022 and carefully maintained, the property offers an appealing blend of traditional charm, modern convenience and flexible accommodation. With Lake Annecy just ten minutes away, excellent access to world-class skiing and all local amenities within easy reach, this is an exceptional opportunity to purchase a character home in one of the most desirable villages in the Sources du Lac d’Annecy area.

About Ski area of this property

Ski Area: Espace Diamant

This newly completed ski area is a hit. It brings together some of the prettiest ski resorts in the Alps, and when you’re floating around on the super light snow found in the area there is one word that sums up the experience of skiing this domain – scenery – it’s really pretty, it’s really stunning. For much of the skiing you are under the watchful eye of Mont Blanc the highest peak in Western Europe, which provides a sensational backdrop to any activity. The snow record for this area is exemplary and opens from mid Dec to late April in spite of being a relatively low area; they call it the Mont Blanc effect. Snow seems to fall here when surrounding resorts are not being so lucky and many a time I’ve been over to find fresh thigh deep powder when all around are praying for snow. It is made up of five resorts; Crest Voland Cohennoz, Flumet, Hautluce, Notre-dame de Bellecombe, Praz sur Arly and Les Saisies and most of these resorts have their own satellite villages and resorts such as Bisanne 1500 which, whilst it has its own lifts, is classified as part of Les Saisies. The Espace Diamant has 185kms of marked piste; 31 green runs, 59 blues, 47 red and 11 black, so something for everyone and in addition 4 bordercross trails and 3 snowparks add to the ensemble. Because of the newness of the area the lift system is good and efficient. This whole area is extremely good for families; it is not for the full on party animals but there is a pleasant vibe in these resorts. In the summer the place is absolutely stunning; incredible vistas and flower meadows take the breath away and it is a great place for all types of mountain adventures whether of the gourmet, relaxing kind or full on adrenalin kind!

Ski Resort: La Clusaz

La Clusaz produces champions. It lives and breathes snow sport and also hosts world cup races - and yet it still remains relatively unknown with the British public and very popular with the French.   La Clusaz comes from the word “cluse”, a narrow pass between two mountains. Old parchments call it “Clusa Locus Dei”, God’s Narrow Place, which became La Clusa Lieu Dieu, used until May 1772. This name was given by the Abbots of Talloires on whom La Clusaz depended. La Clusaz was a particularly poor village. The climate of the area only allowed the cultivation of barley and rye for bread, oats for the animals, linen and hemp for clothes and potatoes for domestic food. The two main occupations were agriculture, including the making of reblochon, and forestry..... and then came tourism.   The first skiers arrived in 1907. In 1926 the first sport's club in the resort was created. In 1928, villagers built the ice-rink and in 1935, the first ski lift came in to operation. La Clusaz celebrated 100 years of snow sports in 2007 – it now has 2050 inhabitants and 20,000 tourist beds.   La Clusaz aims itself at the family market but don’t be fooled this is a active and young resort, it supports all types of winter sport including boarding, freestyle and pretty much anything goes here. They very much cater for the new style of skier and boarder who not only want to ride the mountain but do tricks and jumps as well – it’s all here.   La Clusaz – Manigod is part of the Massif des Aravis with 220kms of pistes – 132kms of which are La Clusaz. To enjoy the full area you will need to catch free navettes as you link between St Jean de Sixt to La Grande Bornand. The small amount of effort is worth it but there is plenty on offer in the La Clusaz area anyway.   Excellent snow record even on the lower slopes and in total 84 pistes. La Clusaz is considered to be the most important ski resort of the group .... but best not tell the other resorts that! They have all the typical resort activities here; ski flying, huski sledging, sledging, Snow shoeing, snowmobiles and the list goes on, something for everyone.   In resort you have a typical village atmosphere quiet and tranquil, but open the right door and you’ll hit nightclubs and dancing into the wee small hours. There is a swimming pool – midnight swimming is available I’ve heard! Nightclubs, cosy bars and a variety of restaurants. Whilst La Clusaz aims itself at the family market it is also aiming at the quality market – those who want a little more luxury in their skiing may like it here.
