The property comprises a 4-bedroom farmhouse, a two-storey barn and a south-east-facing garden enclosed by mature trees. The farmhouse will need renovating throughout, but this will ensure that both the layout and décor will suit you 100% when finished!
Should you wish to rent out the farmhouse on a long-term basis or as a gîte, your visitors will love the easy access to exciting ski resorts in the Pyrénées (60 minutes) and chic beach resorts on the Atlantic coast (80 minutes).

Although this farmhouse will need quite a bit of Tender Loving Care, it is a property with huge potential that will surely be just perfect for you!
...
Located in a traditional Béarnais village overlooking the Gave d'Oloron river, this cosy farmhouse with two-storey barn offers the new owner a multitude of opportunities once renovated… to use as a family home, a holiday home, a long-term rental property or gîte, business premises… or even for a small-scale horticultural project!
The farmhouse and barn are separated by a courtyard of about 60m², allowing exterior parking for one or two cars. Part of the barn could be used as a garage, if preferred. At a slightly lower level, the garden of 1,840m² extends south-east beyond the farmhouse and barn.
The front door of the farmhouse opens into an open-plan main room, which has a sitting area, a dining area and a characterful stone fireplace. Behind this room is a kitchen and a lobby, with a wooden staircase up to the first floor.
The kitchen has sliding patio doors out to a small paved terrace, where you can enjoy sunny breakfasts, long, lazy lunches, moonlit suppers... From the terrace, stone steps lead down to the garden.
Also on the ground floor is a bedroom (17m²), which is accessible from the entrance hall - and a shower room with WC, which is accessible from the kitchen.
The first floor comprises a large landing, three sunny bedrooms (19m², 17m², 13m²), a bathroom with WC and access to unconverted loft space.
The farmhouse also has a cellar below the ground floor, which is currently used as a utility room/storage room/boiler room. Please note that it is only possible to access the cellar via the garden... there is also a stone tower adjoining the farmhouse, which was probably constructed to house a bread oven!
The barn and outbuildings are opposite the farmhouse on the far side of the courtyard. The main barn has two storeys (93m² + 93m²) - and part of the ground floor could be used as a garage, if desired. There is also a lean-to adjoining the barn, which is divided into three small spaces (18m² + 10m² + 10m²), which could be used for storage. It should be possible to convert the barn into additional living space, office space, workshops or even a gîte. (*)
From the farmhouse and barn, the land slopes down to the main part of the garden, which is enclosed by mature trees - the ideal spot for a children’s play area, a boules piste or even a croquet lawn!
The farmhouse is less than five minutes away from a picture-postcard village with a primary school, library, post office and a "dépôt de pain" where you can collect your fresh baguettes! The closest boulangerie is a 15-minute cycle ride away along a peaceful riverside lane...
The delightful bastide town of Navarrenx is 10 - 15 minutes away, where you will find two supermarkets and a great choice of lively bars and restaurants, shops and boutiques - and there is even a bilingual school (French/English). The town also offers exciting watersports on the nearby "gave" (river), as well as numerous cultural and sporting activities for you to participate in throughout the year.
The Medieval market town of Oloron-Ste-Marie is also easily accessible, where you will find two hypermarkets, a hospital, a theatre and a twice-weekly farmers’ market. The many ski resorts in the Pyrénées are about an hour away to the south - and the surfing and family beaches on the Atlantic coast are about 70 minutes away to the west.

THE POTENTIAL!
Whether you're searching for a family home, a holiday home or an investment property to rent out long-term or as a gîte, this charming farmhouse is bound to suit your project!
Although in need of renovation, the property already has double glazing throughout, along with a gas central heating system and 2-year-old boiler. Most of the renovation work required is just redecorating, although you will probably want to instal a new kitchen and update both the bathroom and shower room. Please note that the roof will probably need replacing eventually, as will the septic tank.
For families with young children, there are primary schools in two nearby villages (5 minutes), along with a bilingual primary school (French/English) in nearby Navarrenx (10 minutes). For older children, there are excellent a collèges-lycées in Oloron-Ste-Marie (15 minutes), Orthez (35 minutes) and Pau (45 minutes), where you will also find The International School of Béarn, which teaches the English National Curriculum.
The farmhouse is within easy commuting distance of Navarrenx, Oloron-Ste-Marie, Mourenx (25 minutes), Orthez and Pau. For anyone who works from home, the bedroom on the ground floor would be an ideal size for an office or consulting room, as would one of the first-floor bedrooms. Should you need a workshop, there is ample space in the barn and outbuildings.
If you are looking for an investment property, the farmhouse could be rented out on a long-term basis - or to holidaymakers as a gîte for short-term stays during the summer months and skiing season. There is year-round demand for top-quality holiday accommodation throughout the Béarn, especially if it is in peaceful, tranquil surroundings...
It should be possible to create additional living space, an office, a consulting room or a gîte in the barn and outbuildings (*).
Alternatively, if you have a small horticultural or agricultural project, the barn and outbuildings will be just what you're looking for!
(*) NB: AUTHORISATIONS
Please note that any change of use or creation of additional living space for residential and/or professional purposes would require authorisation from the planning authority.
