MEDIAS AND DESCRIPTION

House Venosc Village - Venosc Village

€445,000 (HAI) - £368,594**

Some properties are simply houses in the mountains. Others capture something much more elusive: a sense of place, a spectacular setting and the freedom to experience the mountains in every season. This is one of those rare properties, a veritable Alpine Unicorn.

Perched at the highest point of the historic village of Venosc, within the commune of Les Deux Alpes and on the very edge of the magnificent Écrins National Park, this charming mountain home offers an extraordinary combination of authenticity, sunshine, views and access to world-class outdoor pursuits.

With its elevated south-facing position, the house enjoys exceptional natural light throughout the year, while the elevated setting creates a spectacular panorama towards the legendary Muzelle Glacier — a view quite simply not available from elsewhere in the village.

The Property was built in 1997, the house occupies a 367m² plot with private parking and is arranged over three levels. The house has a habitable surface area of 72.23m2 and a total floor space of 123.23m2
The lower level provides excellent practical space, comprising a generous garage, food cellar and boiler room — invaluable features for a mountain property and ideal for storing skis, bikes and outdoor equipment.
The principal living level is bright, welcoming and wonderfully connected to its exceptional surroundings. A spacious south-facing living room is flooded with natural light, while the bright and generously proportioned fully equipped kitchen provides an inviting space for family meals and entertaining. A separate WC completes this level.
On the first floor are three generous bedrooms, two of which enjoy fabulous views towards the Muzelle Glacier, together with a spacious family bathroom incorporating a bath, shower and WC.

The house is presented in excellent condition and, importantly, has never been operated as a rental property. It has been cared for as a private mountain home — and that distinction is immediately apparent.

A Village Steeped in Alpine Heritage, Venosc is one of the best-preserved and most authentic mountain villages in the French Alps, retaining its traditional character, narrow lanes and historic Alpine architecture. Yet behind this timeless setting lies remarkably easy access to one of the Alps' major ski destinations. The village is connected by gondola directly to Les Deux Alpes, placing an extensive high-altitude ski area within easy reach while allowing residents to retreat to the tranquillity and character of an historic mountain village.
The property is therefore perfectly positioned between Alpine tradition and exceptional four-season accessibility.

A Mountain playground without limits for the passionate outdoor enthusiast, the location is difficult to rival. The Écrins National Park — the second-largest National Park in France — begins virtually on the doorstep, with some of the most dramatic peaks and landscapes in the Alps providing an extraordinary natural playground.
In winter, Les Deux Alpes is renowned for its high-altitude skiing and its exceptional glacier terrain, with skiing available from December through to July and reaching approximately 3,600 metres. The reputation of the ski area is such that it attracts both professional and amateur skiers from around the world, while spring and summer training camps for the French and Italian national ski teams are testament to its exceptional snow conditions and altitude.
When the snow disappears, the possibilities multiply. Road cycling, mountain biking, river rafting, rock climbing, via ferrata and paragliding are just some of the activities available throughout the surrounding valleys and mountains. The area also provides effortless access to some of the most celebrated cycling roads in France, including the legendary 21-bend ascent to Alpe d’Huez, immortalised by the Tour de France.
This is a property for people who don't simply want to look at the mountains. It is for those who want to live them.

There is something particularly appealing about a property that has already been loved, yet still leaves room for the next chapter. This home offers precisely that opportunity.

Whether imagined as a private family retreat, a base for a lifetime of Alpine adventures, or simply a place to escape the pace of everyday life, it provides an exceptional foundation from which to create something truly personal. Rarely does a property combine such an authentic Alpine setting, extraordinary views, year-round sunshine and direct access to one of the Alps' most renowned ski destinations.
A real treasure, a property with character, position and potential.

A veritable Alpine unicorn — waiting for its next owners to paint their own dreams across its canvas.

About Ski area of this property

Ski Area: Les Deux Alpes

Les Deux-Alpes is a vibrant ski resort both in the summer and winter, famous for its glacier skiing in winter and downhill mountain biking in summer. The town is long and narrow, sitting on a high col and has an outdoor ice rink, many shops and restaurants and a huge selection of bars and nightclubs. The ski area is high, snow-sure and has varied slopes, including the extensive glacier with guaranteed snow quality. There is a lots of good off-piste terrain with a stunning views of the Ecrins National Park's high southern peaks. It has one of the largest skiable glaciers in Europe open from late June until the end of August. It also has one of the biggest snow-parks. There are lots of summer training camps for skiers and boarders. You can ski here for nearly 8 full months of the year. It opened on the 16 June this year (2016) with 40 cm of Fresh powder on the glacier! It also opens for a week in October for the 'toussaints' holiday. The french team are training here at the moment. We have split the area into the 4 different resorts: Deux Alpes 1350, Deux Alpes 1650, Venosc and Mont de Lans.Regular bus services make transfers cheap and easy from both Grenoble airport and train station.
