Semi-detached five-storey building on the market square and opposite the town hall in Modane, Savoie, featuring:
- A basement with external access (great workshop space),
- A shop on the ground floor (43,76 m²),
- A two bedroom apartment on the 1st floor (45,15 m²),
- A second two bedroom apartment on the 2nd floor (47,11 m²),
- Loft space with potential for development.
The building is in good condition but needs renovating on the inside. The configuration lends particularly well to either a shop/ business with family home over two floors, or a shop/ business and two independent apartments.
The local urban masterplan does not allow for the usage of the ground floor to be changed to residential accommodation.
The building is connected to mains electricity, water and drainage, with current installation of oil-fired central heating for the first two floors.
Video of the property available upon request.
This property was a busy hairdressers and family home in its prime. It sits slightly back from the market square, opposite a café-tabac-PMU, bakery, pharmacy, restaurants and the town hall. It is the ideal location for a local business with 43,76 m² available on the ground floor, as well as the basement with an independent external access. From the main door, a stairway leads up to the first landing, and the first apartment measuring 45,15 m². This apartment is habitable, but would benefit from modernisation, and can be easily opened up. The space is bright, with a more than respectable distance to the neighbouring properties (no immediate vis-à-vis). There is a second apartment of 47,11 m² on the second floor which needs more work, notably to add a bathroom and functioning kitchen. A staircase then takes you up to the loft, which has a decent height (but under 1,80 m) and can be converted into living space. Electricity, water and mains drainage are connected.
The upper 3 floors would make a lovely family home, with an open-plan living space on the first floor, and bedrooms/ office/ playrooms on the second and third floors. However, depending on the chosen configuration, this property also has strong investment potential, by renting out the ground floor as commercial space, plus 1 or 2 apartments and a studio on the top floor. Proximity to the Lyon-Turin freight line building site means a regular flow of site workers looking for accommodation for the next 25-30 years.
Local taxes (taxe foncière) amount to around 600 € and there are no service charges as you would own the whole building.
Modane is a small town on the edge of the Vanoise National Park, with direct motorway access (A43). It is a great base for skiing, being a central location in the Maurienne Valley which has no less than 19 ski resorts. There is something for everyone, from the longest green slope in Europe in Val Cenis (30 min drive), to 3-star rated freeride runs in Bonneval-sur-Arc (45 min drive) and Valfréjus (15 min drive). Add to that the quick and easy access to the largest ski area in the world, the 3 Vallées, via the Orelle gondola lift (only a 14 min drive away). In the summer, cycling is a popular activity amongst many, and the town is on the road to some of the most iconic mountain passes in the French Alps; the Col de l'Iseran, Col du Mont Cenis and the Col du Galibier to name but a few.
Everything you need from childcare centres and schooling (3 to 15 years old), to large supermarkets and petrol stations can be found within walking distance. For an extra feature, you are only 16 minutes from the Fréjus tunnel with access to Italy, and 3 hrs from the Italian coast.
This is a wonderful property and will adapt easily to a number of different uses with little effort.

A beautiful place all year with highly defined seasons and quiet and tranquil out of the ski season when the crowds have gone home, and then suddenly once again each winter the mountains of the Three Valleys come alive with people enjoying this vast ski area... The largest linked skiing in the world. The Three Valleys ski domain provides more than 600km of runs and probably the same again off-piste. In fact it should now be called the Four Valleys with the link into Orelle (Maurienne Valley) which can be accessed by ski from Val Thorens. This has also opened up some extraordinary off-piste runs. The Three Valleys provides direct links between the ski resorts of St Martin de Belleville, Les Menuires, Val Thorens, Méribel, Mottaret, La Tania, Brides les Bains and the four Courchevel resorts, la Praz, 1550, 1650 and the world famous 1850 - and now Orelle, in the fourth valley - all under one ski pass offering on-piste skiing from 1300m all the way up to 3200m. As these figures show the Three Valleys ski area offers huge altitude differences favouring long run skiing. It has an ultra efficient, state of the art ski lift system, quality piste preparation and a dense artificial snow making system (1920 snow cannons) complementing the excellent natural snow cover. However, if you are not a fan of downhill skiing or like some variety during your stay then you can also roam the domain at your leisure on foot, hiking along the marked trails, or using the pedestrian ski lift passes. Many trails have been created especially to enjoy the increasingly popular snowshoeing sport and to discover the valleys from a new perspective: flora, wildlife, monuments, and spectacular scenery. There are also many cross-country skiing tracks that are prepared and maintained each day. These allow you to take in the breathtaking scenery and provide the opportunity to appreciate the beauty of the mountains away from the pistes. An interesting and wonderful area all year round, there is much more here than the snow sports.
